Sanya Polescuk Architects

We found a lovely house, in a great location, within our budget. The catch was it required to be entirely refurbished. Sanya came highly recommended to us from a carpenter who had made some great pieces for our flat. She reviewed the house with me before we purchased it, giving a clear indicative price for the work. It’s pretty daunting taking on a major refurb, and as we were both working and had 3 children under 5, we really needed an Architect and team to help us with the process and decisions.

Sanya and team made the refurb relatively straightforward. From big decisions like selecting the builders to minor ones on design they were there to aid us to make the appropriate decision. The builders, Amirilan, partnered very well with the Architects. There was a very clear timetable, with costs associated with each piece of work, and all aspects met best practice. A year after purchasing the property, we moved in. The refurb was on time and on budget, which we appreciate from doing an extension to our flat is not always the case!!

We all absolutely love our home. Great efforts were made to retain original features of the house, and the overal effect is a modern home that incorporates beautiful period features. Sanya and team really brought the house back to life.

Our house needed a lot of care and attention when we bought it; it is a Listed Building which was left unoccupied for years and had fallen into disrepair. It is difficult to believe that the wonderful home we live in now was once a squat! Sanya and her team led us confidently through the complicated process of altering a Listed Building. They designed many subtle yet all-important changes which made the house not only beautiful but ultimately practical and a joy to live in. Sanya also encouraged us to thoroughly upgrade the house with many green features - from windows' double glazing and draft proofing to heat-reclaiming ventilation and water-heating solar panels. She skilfully negotiated with the authorities every step of the way - for Listed Buildings a combination of careful designs and successful negotiations makes a big difference to the outcome of the project. Her team effortlessly oversaw three different building contracts over a number of years. Sanya Polescuk Architects really do take care of all stages of work - from design to building works on site and they do it so well! They also worked well with our interior designer who helped us with soft furnishings and similar final touches. It is down to Sanya and her team that our beautiful home feels as if it had been designed just for us but without loosing any of its original Arts and Crafts features. We wanted to extend our home and make the best use of the connection with the garden. We chose Sanya Polescuk Architects after interviewing Sanya; we were impressed by her understanding of what we were hoping to achieve and her clear idea of how to go about it. Sanya and her team lead us through a touchy planning process, helped with communications with both our immediate neighbours and most importantly, assisted in all important design decisions. When it came to the building works, the practice’s involvement was invaluable - they oversaw the works, resolved the problems which crop up and kept us well informed, yet shielded from the worst, so we were seldom worried. Now that the building process is behind us, we spend more of our time at home in the new space, then in any other part of the house! Sanya Polescuk Architects provided great advice to us and the practice’s service during the major conversion and extension of our two story house was invaluable. The Planning process was complicated as we operate a business on the ground floor, live in a three bedroom apartment above and wanted a roof garden on the very top. This had no precedent in the street but Sanya and her team convinced the Council and the neighbours that this was a welcome addition to our Conservation area. The pragmatic yet attractive solutions that the team came up with resolved number of difficult issues of the original building such as inefficient circulation, limited space in the flat because of the original roof slopes, and lack of daylight on the ground floor. The whole house was made much more energy efficient with new double-glazed windows and insulation wherever possible, the garden roof and the Photovoltaic panels. The extensions made the flat and the workshop a lot more spacious and practical to live and work in as well as full of daylight and modern. We would definitely want Sanya and her team to help us with any new development we might think to do in the future. More...

I had the pleasure of working with Sanya on a Grade II listed property in North London.
Sanya is an excellent architect. Sanya and her team are extremely thorough with an exceptional attention to detail. Sanya is calm and consistent, essential when dealing with a complex and sensitive project. She is able to lead a large team in a very clear and helpful way ensuring the collective vision is realised with minimum disruption.

We had to rebuild the interior of our newly home entirely. Sanya Polescuk Architects did a great job on advising regarding the layout and all the details which come with it. Sanya and her team provided great advice and service throughout the whole process of a significant renovation of our large two bedroom, two story garden flat in a North London conversion, with all the attendant council, party wall and neighbour issues. She came up with pragmatic solutions that were aesthetically attractive (by the way - she has great taste) to resolve some of the rather impractical/quirky features of the original conversion (e.g. - there were 6 different floor levels, which were reduced to three; narrow hallways and staircases were widened or made to feel so with the use of inset stair railings etc.). The flat was made much more energy efficient, including a garden roof, and the living areas were utterly transformed to become spacious, modern and comfortable, as well as beautifully integrated with outside sitting and eating areas. She also designed some simply wonderful bookshelves, which were not only properly sized for a range of different books (e.g. paperbacks, hardcovers, various large sized art books which were very heavy, so required that the shelves be reinforced to prevent sagging), they were also beautiful to look at, indeed, looked wonderful even without books in them. If we were ever to do a renovation again we would definitely want Sanya to lead the process. More...
