It was mt second stay at thiss hotel. The single room was convenient and comfortable. Breakfasts were very good with plenty of choice. Although it was a buffet, staff were on hand to ensure the fried eggs were fresh and to take orders for porridge or kippers. Staff were friendly and when the rain caused me to have to change room it was achieved with a minimum of fuss. More...

Picked this place for a last minute jaunt to Swanage, and was really pleased we chose it. It was £104 for a garden view (we ended up with room 6 which has the balcony over the main garden) and it was a lovely warm, cosy room. The staff are great and the building is beautiful - a great historical building in beautiful gardens. Breakfast was great-a huge choice. The hotel is ideal for short walk to the beach and the shops, pubs etc in Swanage. We will definitely book this hotel again. More...

Stayed here for two nights over the Swanage Blues Festival weekend. We had room 3 which had dual aspect views over the town and Swanage Bay. Yes it’s a bit dated but that aids the atmosphere, everything was clean and comfortable. Great check in, shown different areas and everything explained. The building is beautiful, fantastic floors and lovely old decor. The grounds are lovely and spacious. Very good breakfast with good quality items, lovely sausages. My only criticism of this is the food wasn’t hot enough for my taste. Take a look at the old convent chapel and the toilets! All in all enjoyed our stay, will definitely stay again when next in Swanage. More...

We booked two twin rooms for a very reasonable price, and were not disappointed. The main building is a former big house, or may have been a convent, and as such has extensive grounds to the rear, in which a new build annexe has been erected.||||We stayed in the annex in a well appointed twin room with a good bathroom, and comfortable beds. Execellent shower with plenty of hot water, and high water pressure, and toiletries provided.||||Breakfast buffet was included in the price, and is served in a purpose built modern Orangery style annex attached to the main buildng a short across the ground along paths lined iwth lavender. ||||A couple of downers were an over sensitive fire alarm system, in the annex, which went off at 12:45 am when someone had a shower (we guessed), waking everybody up. And slightly grumpy staff on the second morning, and a breakfast buffet that was showing signs of longevity when we got to it, especially so far as the fried potato and scrambled eggs were concerned.||||However these did not put us off and for the price we paid were satisfied, and plan on staying again on a future visit. Our garden view room was spacious and comfortable, though the smallish window meant that it was a little dark even in high summer. A well-cooked English breakfast with good filter coffee. However, I’d have appreciated some mustard for my sausages and black pudding! ||||On this occasion we appreciated being able to book a single night: many hotels won’t do this in summer. Although on the High Street, it was very quiet and the garden was lovely to sit in to read the paper after a large breakfast! The décor was in keeping with the age of the property so not for anyone wanting a modern setting but we enjoyed our stay very much. Our room was on the second floor and there was no lift. If you want slick hotels with uniformity and big fluffy towels with loads of expensive toiletries then Purbeck House is not for you, it's a one off, an original. It used to be a convent school ( knew someone who went there!) and it has been converted, very imaginatively into a hotel. I had a single room, with a very comfy bed, en suite bathroom with toiletries (conditioner as well would have been nice!), but it was great to have a bath and a shower, I had both in my 2 days! My clothes were very creased so an iron attached to an ironing board was brought to my room straight away. I couldn't open the window (getting feeble in my old age)so someone came to open it for me. All these were done with a smile and I wasn't made to feel it was all too much effort, as one sometimes is. The house book needs updating. The Victorian building is really interesting and homely. The staff were uniformally wonderful, from the reception staff, those who attended to my needs and those who served breakfast who appeared delighted to do so. Breakfast was great.| Cold was fruit salad, fruit choice for drink, toast, pain au chocolat, croissants and all manner of cereals. I particularly liked the fact that when you went in you were asked what you wanted to drink for your breakfast. I take tea so it was brought to me in a pot instead of coming form a machine. coffe was served in cups and the waitresses kept coming round with reflls for those that wanted them. More...

Other than that, we had no complaints and enjoyed our stay here. |The hotel’s location is perfect for exploring coastal walks and the swanage area. |We plan to return to swanage again soon and will be booking this hotel again. Gorgeously located in Swanage with views over the bay this was a hidden treat.||On a work trip to Purbeck was very surprised by this hotel.||It is definitely quirky and not exactly sporting all the modest of cons but has a wonderful feel.||There is no restaurant but with a walk of seconds to a local pub (I recommend the Red Lion) it is no hardship.||||WIFI signal not amazing but is complimentary so not a big prob. ||View from my room was stunning which after a 3 hours drive was appreciated. ||||In the morning I had little time but grabbed the breakfast which is a buffett (including cooked).||||V good service at the buffett and stop the press GLUTEN FREE SAUSAGES. They are apparently from the local butcher.||||Bravo for this. Staying in hotels every week of my life I never encounter gluten free sausages despite the supermarkets being full of them. 2 nights in this wonderful hotel. February 2 night stay so prices excellent. The hotel is kept beautifully but I stayed in Louisa Lodge behind the main hotel - a new build well designed extension. Very very comfortable with everything you can imagine in your room which was large. iron ironing board - lots of extras - tea coffee biscuits and even a chocolate on the pillow. Lovely. Very peaceful and a great 2 nights sleep. This is definitely on the list if needed to be in the area again without any doubt. Lovely grounds and a brilliant breakfast with the nicest staff. An architectural gem or monstrosity, according to which side of the argument you take regarding the work of eccentric victorian builder George Burt, who also built nearby Durston Castle. I loved staying here, in center of Swanage but with beautiful views across the town to Old Harry and the bay. Our room in the main house was quite glorious, with original victorian features, impossibly high ceilings, a comfy settee affording a sea view and a decent size en suite with bath. ||Staff were very friendly and helpful. The only criticism I could make was that at breakfast the staff struggled to keep up with demand, always something had run out on the buffet. We booked this hotel, knowing little about it. We arrived in the dark and the place, from the drive up the side to the car park, to the interior of the main building was quite atmospheric. The way the main features of the old house - stained glass windows, cast-iron radiators, etc - have been maintained is wonderful. The decor is equally in keeping with the old Victorian house!||||My room (Rm.5) was fine; seemed a little creepy at first (Victorian decor again!). But it was clean, comfortable and the en-suite bathroom was very well maintained. The bed was great; no worn-out spongy mattress here! I usually don't sleep too well the first night in a new location but I had no problems sleeping here. The view of the garden in the morning was a bonus; in spring and summer, it must be quite something.||||The car park is generous. We found the turn into the entrance from the High Street a little hard to turn into, but that's (a) a feature of the original building and (b) only really a problem if you're driving something as urbanly impractical as the pick-up truck we arrived in.||||Can't comment on the more modern Louisa Lodge. From the outside, it looked fine, but we didn't go inside.||||The hotel is right in the centre of Swanage and couldn't be more conveniently located. The building is well-preserved and the gardens are intriguing. They seem to be in a state of renovation (then again it was January), but it's still worth exploring every corner for some surprising views and features. ||||The breakfast was good; usual array of cereals, juices, yogurts and fruit, accompanied by hot food. My friend went for the kippers and I went for an English breakfast which was freshly cooked, of good quality and very tasty.||||All of the staff we encountered were really friendly, efficient and helpful - reception, bar and breakfast room. ||||I couldn't fault my stay here at all. Not sure when I'll be staying in Swanage again, but the Purbeck House Hotel will be the first place I'll try and book. ||||Highly recommended. More...

My choice of title doesn't mean the place is perfect - no place in a >100 year old building is without some problems - I had a few issues but the staff did their best to correct them if it was within their power. My original room was #5, and the shower was way too hot and no way to mix in more cold water. Unable to correct, they moved me to another room as soon as it was available - and this is a corner room with balcony that overlooks the town. The only other problem was in-room internet is terribly slow. That problem is solved by taking my laptop downstairs to the lounge and there it works fine. Add to that the lounge is like the rest of the hotel - quiet and beautiful - and perfectly reflects the architecture of the Victorian period. The entrance, off High Street, where the reception desk is, features a tile mosaic duplicated from one that originally formed the floor of a wealthy home in London, from the 3rd century AD. I found everyone there pleasant, cheerful and ready to help with anything I needed. Especially deserving credit is Michelle, who is one of the staff in the breakfast area. One night I got stuck in London (rail strike disrupted some service) and she asked what happened to me that next morning. Describing the long trip from Swanage to London - which required hours by bus & train - she jotted down a better and more convenient way by bus service which goes direct. Her pleasant attitude and smile epitomized what hotel service is all about. And it was Michelle who caused me to change my mind about staying in London in future stays, when she informed me about the direct bus service to London.||The coast and town center is a pleasant walk from the hotel, and there are located a number of shops and restaurants. (My favorite is Harry Ramsden's, 11 Shore Road. It's a large place and across the street from the seashore. It's one of the few places that accept American Express.)||To sum up, all things considered, whenever visiting the UK, I think I'd rather stay here than in London, even though it's a considerable distance from London.||Local attractions include Corfe Castle (the ruins are 1,000 years old & the views from there are breathtaking) and the the steam train to the Castle (that's the best way to get there, IMO). ||I also will include some photos of the room I was reassigned to plus views from the balcony and window on the other side. I'll request this room in the future.||As there are already a number of photos of the hotel & room & facilities on here, I have uploaded photos of Corfe Castle, a local attraction of significant historical attraction. The train station is within easy walking distance of the hotel. ||I was here October 23 - 31.||My room was £76 per night (about US$ 97). The includes an excellent breakfast buffet (a number of items can be requested cooked to order including poached eggs, kippers, porridge & etc) and a pot of Dorset tea or a cup of great-tasting coffee - made good and full-flavored. ||I am rating this hotel five stars - excellent. I've been here a lot, and I'll be honest - it used to be excellent, but these days it's looking a little bit worn around the edges. ||||Nothing big, the staff are still nice, the new buffet style breakfast is awesome, the rooms are big, and clean. ||||However, it's quite expensive, and people these days expect more for their money. ||The decor is beginning to look a bit tired. Towel rails with un-tidy repairs, faded pictures on walls, double glazing with condensation inside, wonky reading lights.. that kind of thing. ||||They also no longer serve meals at lunch or dinner time, including in the bar, which is a shame as they used to do lovely bar food. ||||So, it's lost a bit of it's previous shine, but is generally still very good. ||||Tip to the owners - just re-do one room at a time, that's all it would take. There's nothing seriously wrong, just need a bit of a redecoration investment program. More...

Rooms are not spectacular but very clean and well equipped, perfect for a family break. |Breakfast is a buffet affair and there is plenty to go round and it is pretty good quality too. Fried breakfast included fried bread, bacon, sausage, hash browns, eggs fried or scrambled, beans, toms, mushrooms, black pudding. Food was good quality too, no deep fried sausages here. |No evening restaurant so don’t expect one but with so many great places to eat in town I can see why they don’t provide this. The car park is quite a walk from the hotel and very narrow access from the main street. Patience is needed by other car drivers! There is another access at the back but for the first time you visit is a tad tricky to find. Needless to say we never used the front access again!||Booked 2 rooms - 1 a single with seaview and the other a double with garden view.||Both rooms were comfortable and well decorated. After lugging our luggage up at least 3 flights of stairs to the second floor the view was worth it||The bathrooms actually had baths and a shower but the wash basin had very silly spray taps. I think more went over the floor than in the sink. My room did not have any tissues, no glasses, one window would not stay open and I required a bath mat. I went to reception and within minutes, my requests had been dealt with. The bed was very comfortable and clean. Shame about the empty fag packet in the drawer and the empty box of tissues under the wardrobe! The staff are all very helpful and friendly. Breakfast was OK. Only a choice of 2 fruit juices. Wonderful toaster that they must have purchased from Spain. You know the one where the bread disappears for an hour and eventually comes out only cooked 1 side!! Freshly cooked food could be ordered, otherwise it was a help yourself buffet. Unfortunately not kept very hot.We had glorious weather, but if it had been cooler I think it would all have been cold. One particular waiter was rather rude and made unnecessary remarks which rather spoilt our last morning. Bar prices were on par with local pubs and had quite a good selection of wines and spirits. The grounds are lovely if a bit neglected in places. The walk down the path with lavender each side was blissful. The hotel is situated so close to the town centre/beach and pier which makes it a great location. It has a very interesting interior and is quite quirky. It also must be quite hard to maintain, but think they are doing quite a good job. The only trivial thing that spoilt it for me was the guide in the hotel bedroom. The spelling errors were dreadful. Surely if you are going to put a lovely article about the history of the hotel you can spell check it or at least get someone to proof read it. Centrally located on Swanage High Street. Marvellous for town centre and beach. Up a small hill, but not a trek. Car park huge! If booked in Louisa Lodge, do not take your bags to reception in main hotel! (doh!) main hotel is like an old stately home and very photogenic! Staff very friendly. We were in Louisa Lodge. Secure card entry, access to car park easy. The electronic key system works! Double room spacious, tea coffee, great TV and WiFi. Contemporary. Bathroom good size. Overbath shower. (easy to work too!). Miraculously someone decided to put the hairdryer with light and mirror in the main room in the desk area! Wife said "at last!". Free socket near bed side for phone charger is a winner for me! All facilities clean. Sorry, can't say I checked for disabled access. So far so good.|The issues. 1. Breakfast ingredients not very high standard. Specifically bacon not cooked flat. More curled. Edible but hmm. Hot food buffet style ie not cooked to order. Bread for toasting seemed cheap white and wholemeal. Again, edible, but make an effort. These issues are easily rectified. 2. Gardens. Again, make an effort. Extensive neglect apparent. The follies in 2 areas inaccessible and would afford great viewpoints and photo ops. Lose 1 star. I understand that winter is a real downtime for Swanage, but letting Gardens as potentially good as these go so far downhill is false economy. The wedding venue potential is manifest.|So a 4/5 due to these 2 issues. 1 could be fixed immediately, 2 needs a bit of labour and planning.|The big one. Would I recommend/go again? Yes. Great location, great parking, great staff. Just those 2 let downs do not detract from an impressive venue. More...

It's based on two buildings, the big old house and the newer Louisa Lodge built at the back of the garden. The house has some lovely rooms all decorated with traditional Edwardian/Victorian wallpaper and drapes, the Lodge is more what you would expect from a good chain hotel.||This place has a brilliant location, only a few minutes walk from the town and beach. It has its own free car park at the back of the Lodge, so if you are staying there it's a short walk with your cases. If staying in the main house you have to go down past the Lodge and through the garden.||We stayed in the Lodge and the rooms are spotlessly clean, nicely decorated and have plenty of storage for a weeks stay, also an excellent shower over the bath tub. There is no lift to the upper floors. For the excellent cooked buffet breakfast you have to leave the building and walk down the garden to the large conservatory linked to the main hotel, so have an umbrella to hand if rain is expected.||When checking in I was surprised to be told that there was no food available after breakfast as last time we did dine in one evening and it was lovely. I am not sure if the loss of the restaurant is permanent, but they should advertise this point when making the booking. There are plenty of places to eat a few minutes walk down in the town however. ||The staff were all very friendly and efficient, the whole place is spotless, and the breakfast very comprehensive and tasty. Lovely place, nice grounds with perfect position to stroll into town and a good breakfast. Only stayed one night but we will be back.
We came back and not disappointed.
It's a shame they have stopped doing evening meals as we were looking forward to dining in, but there are plenty of places to eat on the door step.
The buffet style breakfast is great and easy to overdo breakfast, and the staff are friendly and helpful.
The room could do with a touch up, but in an old house you would expect a bit of character.
We would definitely stay here again.

The Purbeck House hotel is a nice hotel on the high street in Swanage. It is a short walk from the town centre and the beach, although the hill is quite steep The hotel is in two parts, the main house which dates back to the 1800s and Louisa Lodge which was built in 2000, so a range of accommodation options are available from cozy single rooms to large family rooms. The restaurant is quite posh, if you fancy something a bit special for evening meal, but they also have a separate bar with a bar menu. Breakfast is very nice, with a wide range of options, but can get busy. There is also a lot of parking, lovely gardens and some rooms have sea views. More...
