I had to move to San Diego within a few days due to a job emergency from LA, no other building management company or personnel was willing or did a mere good job as property advantage's Lawson Medeiros. This guy responded to my inquiry right away, reached out with the needed information without me asking fifty times, cared about myself and my pets as if he understood what it was like to have them. For almost 3 years while waiting to buy a condo, we rented an apartment in Oceanside that's managed by Property Advantage. Everyone in the Oceanside office is very nice and helpful. We worked with Laura Rivas for any questions or requests. She did a fantastic job helping us and quickly answering our emails. She also made our move-out easy and pleasant by finding a cleaning service at a good price and returning our security deposit in a timely manner. A huge thank you to Kyle and Raven for all the help since we moved in.  Kyle has been professional and responsive in addressing all the issues that have come up.  On a Saturday afternoon, we had a pipe leak with a significant amount of water in front of the house.  We got in touch with Kyle and he came to the location immediately, the water was shut off, and he followed up for repairs.  Any communication is returned promptly. A few months ago our HOA Board made a switch from a local property manager to Property Advantage. Generally speaking I am not one to have the need to communicate very much with our property manager but when our last tenant suddenly moved I needed help and information. I'm not one for posting, but in this case I thought It may help others find a management company that can get the job done efficiently, without having to do most of the work themselves. I am the president of an HOA here in Oceanside. As an association we have gone through some tough times with previous management companies...not following up on requests, not knowing current civil codes, not answering or returning members calls and not keeping bank signature cards current, are just of few of the problems we faced. After interviewing four management companies within our area, we found Property Advantage. The team at Property Advantage has worked diligently, coming alongside Board members as well as our community, to insure that the associations governing body runs smoothly. Our on site manager, Larissa Knies, is by far, the greatest asset of Property Advantage. With just under 10 years experience in property management, specializing in Senior HOA's, Larissa has proven to be knowledgable, conscientious and tireless in her effort to complete every task thrown at her. She is pleasant to work with, understanding and has made our job as Board members much, much easier. I am on the HOA Board at Oceana South 3 and we hired Property Advantage in the fall.  Our previous management company closed down and so when Property Advantage took over, they had a difficult time getting documents and records for our HOA.  Our first Community Manager was not a good fit for our Senior Community.  Throughout this time Erik Runsvold, HOA Division Manager worked with us to rectify the many problems that we were facing.  Eventually, with his help, we got the HOA documents that we needed and he assigned us a new  Community Manager, Larissa Knies.  She has been our manager for about 6 months now.  After a rocky start with them, we are now pleased with the service we are receiving from Larissa.  She is responsive to our concerns and is very knowledgeable about Senior Community HOAs and dealing with the various challenges we face.  I would recommend Property Advantage, especially if Larissa Knies is your Community Manager. Veronica Ortega has been a breeze to work with. She has made my move-in very easy, they accomodated my dog with no monthly add-on pet rent (unlike most places I looked- just an additional deposit which is totally understandable). Our walkthrough was thorough but quick which was great as I was on break from work. She has been responsive and friendly! I am looking forward to a good working relationship! My only gripe so far is that to pay my bill online it's an extra $37, whats that about? I don't normally write reviews but felt I should after the wonderful experience I had as a tenant in a home managed by Property Advantage. I just moved from the home I'd been renting for 2 years. EVERYONE and I mean EVERYONE at this company has been nothing but professional, responsive and helpful. I've had a couple of different property managers, but I never experienced anything but excellent service. I was super leery of renting under a property management company because I've heard some absolute horror stories, but my experience can only be described as 5 star. I've moved now to an area that Property Advantage does not manage in, so I'm hopeful my new management company is as great as they were. First off i have to be honest i was a little skeptical about this company because initially it was a little difficult to get a hold of the Realtor, but as soon ad we did Laura Rivas and her oceanside office location helped us greatly in finding an amazing location to live in Carlsbad. Initially we were looking at a different property which we did not get approved for, but Laura Rivas was able to approve us for an even better location at the same price. Throughout our move Laura was able to help with all our issues from the change of the dishwasher to sending in a plumber and carpet cleaning company when there was a small flood in the kitchen. Even though we had several little issues with the property initially, Laura had always been quick at helping us out when it came to concerns about the property. This review is for Julie Dong.I was notified of my acceptance into California Western School of Law in December of 2014. However, being the ever-so-prudent and soon-to-be law student I am, I procrastinated on finding a place until May of 2015. *Cue the rage of my parents and panic in realizing I could be house-less in San Diego* Seeing this as an opportunity as a lesson in adulting, my dad left me alone to figure out my living situation in San Diego. Luckily, the heavens answered my panicked cries with Julie who moved me in within a month's time. Julie made the rental process so easy for me. I'm inclined to say she did 99.9% of the heavy work. Every time I was in contact with her, she was always extremely pleasant and patient with me. I may be a law student and almost a quarter century old, but my knowledge in renting is like a 3-year-old. If there were any problems or questions I encountered, she quelled them right away. If there were a Nobel Peace Prize or some sort of Grammy Award for property managers, she deserves it. Additionally, Julie is extremely accommodating. Originally coming from Hawaii, it was not feasible for me to visit the property first before renting it. But Julie saved the day and allowed a relative to inspect the property on my behalf! Can you say flexible? Also, the building Julie moved me into is so quiet! I don't even know who my neighbors are. Do I even have neighbors? The tranquil settings of this building are perfect for my studying needs. I am a staunch believer in that this building was the reason I got on the Dean's list after my first semester in law school. And how did I get to move into this building? Julie. Julie Dong. So there you have it kids, Julie Dong gets you A's in law school.Unfortunately, Julie is no longer my property manager because she is onto bigger and better things with this company.
