Three key points to consider:
1. Structure
2. Use
3. Planning

1. Structure: is the garage well built, and is it big enough for conversion? If not you may want to consider utilising Permitted Development rights to enlarge / rebuild it. Poynts Works can provide a site survey and advise on next steps.

2. Use: space planning is critical. What do you want to use the space for, and how will the inside be laid out to best accommodate this? Let Poynts Works create measured drawings and 3D images of the space, so that you can consider the potential designs.

3. Planning: changing the external appearance of an existing building can, in most circumstances, be quite straight forward via a Permitted Development or Planning Application. We advise to not undertake changes that are allowed under your Permitted Development rights without first acquiring a Lawful Development Certificate from your local Council. Have the neighbours done anything similar to what you would like?
Poynts Works can advise on the local Council's planning policy, check for similar neighbouring applications and create and submit a planning application for the project.

What will you use the space for?
Poynts Works can undertake a measured survey to check suitability of the space, and create drawings so you can see how the space can be laid out and make sure it will meet your needs.

Design & Planning:
1. Site visit and measured survey
2. Scaled drawings, showing proposed use and layout of space
3. Discussion of design options, with budgetary advice
4. Preparation and submission of planning application
At this stage, you may proceed with Poynts Works' further services, or you may prefer to speak to a builder directly.

Construction drawings:
5. Coordination with other consultants such as a structural engineer and party wall surveyor (as required)
6. Detailed drawings package, with construction details and specification
7. Finding a builder(s), who can then quote for the project

Construction:
8. Poynts Works can act as Contract Administrator for the project, managing the process of construction
9. During Construction we continue to work closely with client and builder
10. Upon completion of the project we help to resolve any small final snags, and the space is handed over to you

Poynts Works can advise on fixtures and fittings - generally anything that is 'fixed' to the building such as floor finishes, kitchens, bathrooms, paint colours and light fittings etc.
We provide detailed 1:20 scale drawings of key interior spaces.
We don't advise on soft furnishings such as sofas and curtains, but we do collaborate closely with other design professionals who can provide assistance on these items as required.

Poynts Works is a contemporary practice, however we love to work sympathetically and and harmoniously with existing buildings.

From the first site visit, where you can see the potential for a project, and then the design drawings where we explore various options for layout, size and external appearance. And finally, the successful realisation of the built project is fulfilling and great to be a part of.
