Having working for rolls-Royce and a number of high end cars time is of the essence I was let down a number of times by certain builders so placed and add on bark! To my amazement Andrew responded within 20 minutes, after a brief phone call he was on my door looking at the job (replacing window and door) very quickly quoted and started the job- as it went on the job got bigger but Andrew was the upmost professional and continued until completion, whilst dealing my 4 year old 6 year old and 8 week old children ,very conscious of noise and mess.. couldn't recommend Andrew enough to the point he will be doing far more around my house full 2 storey extension, new bathroom ect!! Andrew is now on speed dial in my phone .. if you are ever looking for the perfect builder/handy man look no further Andrew is your man!

plan build live Q&A

plan build live Q&A

How can someone tell if their Garage is suitable for conversion?

If you want to convert your garage in to a habitable space, make sure its building regs compliant.
And seek advice, we our selves can plan your garage conversion and give you a heads up on what you can fit in the space and also if you can raise the ceiling height fit a door or a window at the back or front, raise the floor if required and also insulate single skin garage walls and bring in building control to inspect insulation beams or window openings, some times you may have to fit vents in the roof space and or replace felt for a breathable membrane and strengthen roof timbers,

Run us through the different stages of the Garage conversion process - what's involved?

plan first, then a typical garage conversion would be to work out your budget , contact building control for important site visits, example, new wall removals or beams fitting, or insulation fitting, these are all important in the early stage of conversions, work out from your plan what you want and where, its a good idea to start from roof down if you can, think of vents insulation lighting, bathrooms shower rooms, is there easy access for to a soil pipe, or toilet pipe,
also not forgetting in most house holds the garage sometimes houses the electric boards so these will need either covering over with bespoke cupboards or re siting, Then Flooring will it be raised or on will you want to use your existing garage floor and put laminate or wood flooring on top of it, we would recommend to seal the floor 1st before any flooring site direct to a concrete floor, advice can come from building control on how to seal a floor, we ourselves can give our own advice and information on resins and membranes and also raised flooring .

How can someone tell if their loft is suitable for conversion?

We would survey the loft measure the height from the base of the ridge beam to the bedroom ceiling we would then be able to say if the ceiling needs to be lowered or the height is adequate for a loft conversion, most loft conversions are permitted and come under the heading of permitted development with Velux windows, and you can also have a Cabrio Velux which is a Balcony Velux window and is permitted in the loft space,
if you put a staircase in the bedroom to go to the loft area, you will also need building control assistance and also building control can let ou know the size of insulation required in your loft space and also give you advice on other related topics, I would always want to have building control visit our loft conversions, this helps cut through lots of red tape and speeds up your project with great advice.

Run us through the different stages in the loft conversion process - what’s involved?

Loft conversions need to be planned. you do not need party wall agreements with loft conversions all the time, only if you open a void in the party wall, this is the wall adjoining properties to each other its called a party wall, if you want to put a steel beam in that wall you will need to ask the owners of the property next door if they will allow you to, and you can have a party wall surveyor visit them to speak with them about this, or you can avoid this by sparing of the supported walls and fixing a column which in turn fixes a new ridge beam which then means you can avoid a party wall agreement with your neighbours,
also some times your roof beams can be butted to with new treated timbers and this makes them stronger, we call it piggy backing or wrapping and strapping. but we would recommend treating the old timbers that stay in the roof space.
