My family has been hiring Dimmy and Magma Builders since 2016 for multiple renovations on our 2 family home. I think the fact that we have hired them time and time again for our renovation projects speaks for itself. They do excellent work, are up front about costs, and are quick to respond to any questions. They also seem to take pride in their work, as they well should. We have had so many compliments on the renovations to our home over the years. This time they redid our roof, completed some minor repairs to our rental unit (painting etc) and filled in the holes for two AC wall units that we had just replaced with mini splits. The worker that does their brick work is meticulous. Dimmy matched the brick pattern exactly. It is nearly impossible to tell that a huge hole was filled in. Work was completed within a week and the apartment and outdoor areas left clean. We would hire them again without hesitation More...

Magma Builders and Eldimir were a personal recommendation from a neighbor. We have used the company to do two different building jobs in the last year, a loft conversion refurbishment and a garage refurbishment. I would not hesitate to use them again. Every member of the company who has worked in my house has not only been highly skilled at their job but also polite, trustworthy and respectful to my property. Their work has been to a very high standard. He is great, patient and he really understands the construction work. Thanks Anthony More...

Eldimir and his team did an absolutely fantastic job on the loft conversion, from the very beginning, he made everything ease case about the work that we needed to have done which immediately made us feel very confident about his capacity to deliver. Eldimir was always ready to answer questions, very communicative with any updates or changes, and very flexible with any changes from our side. The work was finished to a high standard in a very short timeframe, and at a reasonable cost. His team were very professional and friendly, all times the house was left clean and tidy ready for my daughter come back from school and feel home again. and on many occasions Eldimir asked me we must had a direct line to him so we could track daily progress of my loft conversion. Eldimir at Magma Builders proved to be an excellent choice for us, very stress free. He showed initiative, commitment and enthusiasm throughout the entire job. He was a pleasure to work with, and happy to discuss alternative solutions throughout the process. The end result was one that we are very happy with, was within the agreed budget and timeframe. It was great to work with a builder that shared in the enjoyment of the project, came across honest and to serve our best interest, and cared about the end result. We would not hesitate to recommend Magma Builders and his team to anyone for future jobs (and have already done so), and we would contact him first if we need more work done in the future. Thanks! Hi everyone!
This is my review of Dimmy from Purple Heart Builder, who had worked on a construction project a few weeks ago on my semi-detatched in Shepherds Bush.
At first Dimmy was very approachable and fun to talk to about my ideas for the project, he listened about my idea as I had just invited him over to do a survey and provide me with a quotation on the project that I want to initialise. He was very attentive and took many measurements. He also showed me other projects that he had worked on previously that were very similar to my project on his iPad. The projects clearly showed a high level of workmanship and creativity.
After the survey was completed Dimmy told me he could bring me to his current construction project in in Perivale. He said he could take me there and show me around the project and give pointers on what to expect later on if I decide to take the construction quotation. It was definitely impressive when we arrived there.
After being convinced with what I’ve seen as well as the quotation I received the next night, I felt like I was making the correct choice in choosing Dimmy to do the extension I wanted.
There were no problems with me and Dimmy when it came to the construction project, I am generally very handsoff so I left Purple Heart Builder to do the project and would only come by once a week during the day and sometimes during the night. Progress was very clearly being made on the project and it showed.
Overall the price as very reasonable with what I wanted to get done, and the payment schedule was very easy to follow. I appreciated the punctuality of Purple Heart Builder as they were there every day despite 3 more projects being in progress at the time of mine, there were always workers there getting the job done.
Pros:
All the above
Cons:
None really.

Dimmy was in charge of heading the refurbishment of my project in Chiswick.

His style of leading the project made it easier for me as the customer who didn’t want to stress myself on the logistics of the project. Dimmy is the type of builder that you want in charge of your project as he’s very hands on and dislikes it whenever I try to micromanage (which admittedly I do a lot).

I would trust a builder with decades of proved experience more than my own management skills. Especially one with a £10 million Public Liability Insurance, it’s great to know that there’s some protection in case anything happens.

When I first contacted him on the project idea, he said he could come by the same night to do a survey of the property and give a quotation by the next night. The speed and enthusiasm he showed rivalled other contractors I invited over previously.

When the next night came by, I was emailed with a pdf document containing the quotation as well as payment schedule and descriptions of the types of work being done at certain stages. The 20-page document was surely something to behold and gave me confidence that I was giving my project over to someone who knew what he was doing and new how to do accomplish it.

The next day we signed the contract over coffee, and I asked when we can begin the project. He nonchalantly said that he could begin the next day! No other builder I have hired before was willing to start so soon, they always required a month in advance to start the work and a lot of waiting.

That night I transferred the deposit to begin the project, he said that this payment was for material and heavy tool hiring costs like skips and a mini digger, as well as initial labour costs of his many workers that he will later bring on to the project.

Each stage of the construction project went as expected, and as promised I would deliver the payment according to the payment schedule as not to cause any delays to the project, since each payment is to pay for new sets of materials and incurred costs for the project.

Over the course of the project itself Dimmy mentioned a couple of items of information, additional edits to the project which I have not considered myself but was interested in adding to the project. They definitely improved my home’s design by the end of it, be it to add more security or a nicer design choice via a change of doors or change in floor type, or in the introduction of an underground heating system for the bathroom. He definitely knows his materials and where to put them. And my dream house even more of a dream house than I initially planned for.

Of course, the changes that I accepted had to be amended in the payment schedule, but I was fine with what was to be the end result. The costs were worth it.

Since right now the project has long since ended and I am living at my lovely new house with my family being a proud an owner as I’ll ever be. Dimmy mentioned that he has a 2-year warranty covered by the company on any damages that might happen on the house, like a burst pipe or faulty wiring. Thankfully nothing has happened that needs the warranty, but it’s great to know that there’s a safety net available for me.

Definitely a recommendation to all my friends and colleagues and to anyone else reading this review.

Purple Heart Builder were great. We built a rear extension and full internal refurbishment (including three new bathrooms). Dimmy was on site everyday and always helpful when we came across issues. There were always plenty of workers on site and progress was made quickly, importantly the site was left tidy and in good order at the end of every day. We are really pleased with the end product and this is testament to Dimmy's workmanship and attention to detail. Would definitely recommend Purple Heart Builder and happy to provide reference / pictures of work if helpful.

Converting your garage
Posted a while ago by Andrew Eadie

Back to guides
Converting a garage is an excellent and affordable way to add extra living space to your home. If you want to do it yourself, or hire a specialist garage conversion company, whether you want to convert your garage into an extra guest-bedroom, home-office or luxury home-cinema - this guide is what you need. Converting your garage can be a tricky business so, to make things easy for you, we have divided this guide into easy to understand sections:

Reasons to convert your garage
How to convert your garage
Reasons to convert your garage

What do you use your garage for these days? With cars getting bigger and houses getting smaller, more and more garages are turning into wasted space. These days, garages tend to get filled up with forgotten fitness equipment, old toys and useless memorabilia that would take more time to throw out than it is actually worth. In days gone by the family car had to be protected from the elements - but that was before they were routinely galvanised. So, if you can park in the street, don’t let this valuable asset go to waste! Converting a garage can be one of the most cost effective ways to add space to your home and it can even add extra value too - a garage conversion's value will rise in tandem with the house price.

Moreover, a well-made garage conversion can bring extra daylight into your house. If your garage is attached to the side of your house, installing glazed doors for access will make that adjoining room lighter and more airy! Let’s take a look at some of the most popular uses for that defunct old garage:

Another lounge
An extra bedroom
An extra bathroom
A childrens’ play-room
A larger kitchen
A home cinema
A home-gym
A home-office
Another lounge is actually the most popular garage conversion. Think that having two lounges is excessive? Just wait till those cute kids turn into teenagers - you may not want to snuggle up on the sofa with your son and his spotty mates every night of the weekend. On the other hand, if you work for yourself and pay for office space elsewhere, perhaps you should size up the cost of having your own home-office, factoring in the added value to your house when you come to sell it. In comparison to building an extension or a loft conversion, converting your garage will most likely add the most extra floor space for the least extra expense. Read on for more about the conversion process!

Can I convert my garage?

Before you go ahead with your garage conversion, you need to know all the legal issues involved. There are three main things that you need to check first - if you go ahead without permission you could be forced to return everything to its original condition, at your own cost.

Restrictive clauses in your lease - You need to check your property deeds for any restrictive covenants. Some developers place a restriction on any building work that will affect the external appearance of the house. If there is such a clause, contact them, as it can often be circumvented for a fee. Your other option is to convert the inside of the garage without changing its external appearance. This is often achieved by keeping a front portion of the garage for storage space and converting the rest. Of course, the suitability of this option depends on your intentions for the garage.
Planning permission - You usually only need to apply for planning permission to convert a garage when you intend to extend the actual size of the garage. However, check with your local authority as the precise rules do differ.
Building Regulations - If you plan to convert any part of your house into a room to be used as habitable space, you will need to comply with government building regulations. A building control officer will probably need to check your conversion a number of times during construction. More information can be found on the relevant section of the government's website. Again, rules differ so you need to check with your local council. There are some instances where permission to convert your garage may be denied such as:
You live in a listed building or neighbourhood - It is very likely in this case that the external appearance of the house must be maintained as it is.
Your garage conversion would affect drainage - If you plan on concreting over your garden or anything similar, thus putting extra pressure on the existing drainage in place, you may need to invest in a solution to allay the potential for flooding or blocked drains.
Additional insulation is needed - Some councils will allow you to simply add the extra fill to the existing construction, others demand that you dig up the floor and insulate it as if building from scratch. This will affect your budget, so always check first.
Parking restrictions - In some cities where there is a particular shortage of parking spaces such as London, councils can refuse permission to convert your garage from a place where a car is kept.
What kind of garage do you own and is it suitable for conversion?

Single garage - A single garage will add around 150 square feet of floor space to your home.
Double garage - You may either convert the whole area, or just the nearest side to your house. If you convert it all, you can expect to add around 300 square feet of floor space to your home.
Tandem garage - As before, converting only the back will leave you with the best of both worlds.
Standalone garage - Careful, as you may need to make an application for permission to change its use

Convert your garage in seven easy steps

Step 1: Carry out an assessment of your garage and decide how you can utilise the space. If it’s currently used to store large items, you may have to consider dedicating a section of your garage towards the storage of these items or relocate them to an outbuilding such as a lock-secured garden shed.
Research recommended contractors nearby and gather several quotes for the work. Note, if there is any electrical, gas or plumbing work to be carried out, ensure that the contractor is registered with the correct governing body and they are able to certify their work.

Step 2: All planning and building regulations and requirements will need to be considered. You may need planning permission from your local authority if the work involves converting your garage into a habitable space. If you have any doubt about gaining planning permission or meeting building regulation requirements, always ask your local authority, who will direct you.
Where possible, ask for written confirmation of any advice provided by your local authority so that you can ensure that you have the correct permissions to carry out your conversion.

Step 3: Obtain a written contract from your contractor/builder/garage conversion company which clearly states everyone’s responsibilities and what you need to pay on completion of the project.

Step 4: Once the contract is in place and you have all permission approved you can start by clearing out the garage space. If you’re expanding an existing room such as a kitchen, then now would be the ideal time to knock-through the wall. Once the debris has been cleared, you can commence with any electrical works and pipe work installations for gas and plumbing.
Hint: if the space will be used as a guest room or a playroom, you may want to consider under-floor heating.

Step 5: It’s highly likely that a garage conversion will involve the installation of at least one new external cavity wall and this stage of the conversion would be an ideal time to do so. Diligence must be taken to ensure that the wall is of sound build and is able to repel moisture from the ground (damp proofing) and also resist the outside elements.
Any new windows and doors can also be installed at this stage followed by any radiators and kitchen or bathroom units.

Step 6: Now that the majority of the building works have completed, you can begin to decorate your new space. To avoid any stains or damage to your new flooring, it may be best to get painting before the floor or carpet is laid.

Step 7: Once you’ve decorated your newly converted garage, you and your family can begin to reap the benefits of the additional space in your home!

Loft conversion: where do I start?

Converting your empty attic space into a useable room can be the most cost effective way of adding significant value to your home and increasing your liveable space - whether for another bedroom, office, gym or entertainment room for your teenagers. But where should you start and what do you need to consider?

Why do a loft conversion?

A loft conversion can add a significant amount of money – up to 20% – to the value of a property. Many families choose to convert their loft area as a means of obtaining more space without having to endure the costly and stressful process of moving home. Work taking place in the loft can also be less disruptive than, say, a major extension to an existing living space.

Be careful not to outgrow your road. If you invest too much and extend too far you’re unlikely to see a return on your investment.

Is my loft a useable space?

You’ll want to start by assessing whether your roof space is suitable for conversion.

“The most important thing to consider is the footprint of the existing loft space. As a minimum rule of thumb, internal walls should measure 5,500mm side to side inclusive of chimney and 7,500mm front to back. If you are in and around the above as a minimum then you should be able to convert,”

How will I use the space?

Once you have roughly established your home is suitable for a loft conversation, think about how you would like to use it; perhaps an extra bedroom with en-suite bathroom, or maybe a den or playroom for your growing children. How about a space to relax or study?

Or it could be a multi- purpose room with a combination of uses, such as extra living space which doubles as guest accommodation. If you are going to include a bathroom, will it be a shower room or will there be space to include a bath? When you are thinking about planning a bathroom in a loft, remember to leave plenty of headroom.

Also think about storage, as built-in space can often be included, especially in the eaves.

When looking at the floor plan don’t overestimate the space you will get. You may have angled ceilings which restrict movement and the type of furniture you can have. By necessity most domestic loft conversions offer useable space of cosy dimensions, best suited to sleeping, play or office space.

Can I convert the loft myself?

The installation of a loft conversion is a complicated process, which may involve your planning department and certainly require Building Regulations sign off

Whilst it is possible to attempt a DIY conversion, with expert help for some of the trickier aspects, the large amount of work involved often results in many people choosing to contract a specialist loft conversion company to undertake the task.

Who should I use to do my loft conversion?

There are a few options:

1. Appoint an architect/technician or building surveyor. They will prepare drawings and designs for your proposal, obtain the necessary Approvals and if required they will also help you find a suitable builder and manage the project for you.

2. Appoint a specialist loft conversion company. These companies offer a one-stop shop for loft conversions: their design department will prepare the necessary drawings and obtain the necessary approvals and their construction departments will translate the designs into reality.

3. Use an experienced builder. Some builders have experience of loft conversions and may well be able to offer you a package similar to the loft conversion companies.

Ask neighbours, friends or search online to find a trusted architect, loft conversion company or experienced builder for your project. Don’t forget to get three quotes and make sure they visit the site and quote based on accurate measurements. Knowing how you want to use the space will be essential to getting a few good quotations.

Ask your contractor how they plan to minimise dust and disruption during the conversion and how they will protect your home from the risk of water damage should works affect the existing roof before you sign up

An Overall Guide as to how a Loft Conversion proceeds (Dormer Conversion – typical time span 6 to 8 weeks):
Every loft conversion is slightly different, however we have created a timetable of a loft conversion that contains the most common stages and steps that your loft conversion is likely to go through:
Works will commence with the erection of independent scaffolding.
First delivery of materials – ie structural steels, joisting timbers etc.
An opening is made in the roof for access – initial works are completed externally, so minimising internal disturbance (approx 3/4 weeks)
Floor joisting carried out – following which the local authority Building Inspector will visit to approve floor construction.
If a dormer conversion, the dormer will next be constructed, insulation installed, followed by a further inspection by the Building Inspector.
Completion of external works – ie roofing of dormer, lead work, fascias, soffits, guttering.
Internally, erecting studwork walls, forming bedrooms/ensuite/stairwell access. Insulating walls to required standard.
Fitting dormer windows/Velux windows.
Creating access to facilitate installation of new staircase and fitting new stairs.
Installing new cabling for lighting, sockets, Expelair, smoke alarms etc.
First fix plumbing to new ensuite and additional radiator(s).
Plastering all new areas.
Second fix carpentry works – ie skirtings, architraves, doors, handrail, spindles etc.
Second fix works for electrics (upvc fittings installed) and plumbing (sanitary ware, radiators etc).
Clearing down – including guttering inspection.
Final inspection by Building Inspector who issues Completion Certificate (all works having complied with building and fire regulations).
The new loft is now ready for decoration and habitation.
