Chris at Locksley Architects has literally changed our living space and our lives. Throughout the project (kitchen side-return extension) he listened, advised and guided us. He had excellent ideas but was never pushy if we wanted something different. He literally held our hands from the beginning of the project to end and made our vision happen. Without doubt I would recommend him to friends and family, and have done.

Locksley Architects offered excellent professional advice on a number of planning and construction issues. We dealt directly with Chris Smith whom was exceptionally personable, expert in the local planning matters and offered practical solutions with a sense of bespoking all at reasonable costs.

We used them on our house extension and refurbishment in Kensington in a conservation area.

I would highly recommend them.

I can't recommend Locksley Architects enough. Chris is inspiring, thoughtful and will be there with you as much or as little as you want on any building project. He helped me enormously on a recent renovation and made a process that could have been tricky into something much more straightforward. Provided thorough detailed advice for the lengthy planning application process and re-designing of the flat layout, including several iterations to get listed consent approval. Was also very helpful for the tender process and giving instructions to building contractor, as well as providing advice for decorations of the flat. Very friendly and flexible approach with moderate fees relative to peers.

How can someone tell if their loft is suitable for conversion?

If you measure from the top of the floor joist to the underside of the ridge beam, you must have at least 2.3m
The floor joists are the long wooden strips that the floor boards sit on. The ridge beam is the ling thin piece of wood that runs at the very top of the loft

Run us through the different stages in the loft conversion process - what’s involved?

The initial visit is free with no obligation to proceed. It is designed to be a personal interactive experience to establish your requirements and the various opportunities your project presents. We will discuss how you want to use your home, your tastes, and your budget. We may sketch up some proposals and discuss ideas so that we can establish all of your requirements.
After the initial visit there are still a variety of decisions to be made and drawings to be produced to demonstrate what the intentions for your project are. We work with you to establish your exact requirements, so that we can design the perfect space within your budget. We will then produce a measured survey, develop plans and elevations and amend them as many times as necessary until you are satisfied with the design. We also offer separate interior design & garden design services.

Most building work requires some sort of permission to be granted before it can go ahead. Depending on the extent of the work you wish to carry out, the location and type of your property you may be required to apply for several types of permissions, such as: permitted development, planning permission, landlords consent, conservation area consent, listed building consent, party wall consent, building regulations approval etc.
In order to get your project up and running you will need to get prices from some trusted builders. We will produce detailed drawings and a specification which breaks down each element of work to be carried out and allows contractors to accurately price the job against other contractors. We will then sit down together and decide which contractor is best to proceed with.
We will monitor and manage all aspects of the construction process and look after everything on your behalf. We will ensure that the contractor builds your project in accordance with the correct documents and that you get all the necessary certificates upon completion.

Hampstead Garden Suburb

Locksley Architects

From February 2017 to December 2017.

This beautiful grade II listed property in Hampstead Garden Suburb's was completely refurbished internally and externally. The building was in a poor condition and needed to be fully re plumbed and re wired to comply with modern building regulations. The roof needed major repairs, along with the dormer windows. Using a delicate palette of materials all the rooms were carefully choreographed to retain the beautiful existing features whilst subtley incorporating new modern materials. The repair work to the external areas had to be carried out carefully and coordinated with the local planners, Barnet and the Hampstead Garden Suburb Trust. We held several meetings with all parties to establish the correct palette of materials. It was important to ensure consistency with the exiating materials and the neighbouring context.

Abercorn Place

Locksley Architects were appointed to create a luxury apartment in St John's Wood. We ran through many different layout options with the client and decided a comfortable two bed configuration was the most suitable way forward with a large living area and external terrace. The building was a share of freehold and obtaining freeholders consent was a challenge. After several months of supporting our client with the negotiation process, we received approval and were able to begin the transformation. Having design control of the interior space and external landscaping provided an integrated design approach which allowed us to reduce costs and provide an efficient service to the client. The cool grey palette was chosen by the client, and we worked with this to choose materials that were suitable inside and out to create an interconnected space.
