Very pleased with the 2 x bed loft conversation. We used LMB for a dormer loft conversion recently. We have found them to be professional, efficient open and honest. In this process we have had 2 storms and COVID-19 outbreak, and I must say that Lee (MD) and his team have been very professional and efficient. LMB are true experts at what they do. Communication has been on point, and we have had speedy response to all our queries. A WhatsApp group that was created and was definitely a great reassurance and great for regular updates. Generally very happy, with a few small hiccups. We used LMB for a dormer loft conversion recently.  The core LMB team was great.   They were considerate, hard-working, and got the main building work done very quickly.  Special shout out to Brandon the foreman who was excellent.  Most of the trades that LMB subcontracted to were also very good quality. There were a few small hiccups with the plumbing, and one fire door, but these were sorted out quickly with no extra cost to us. Lee was courteous and helpful throughout, and we got good support from the office team. We had a dormer extension built on our semi-detached chalet house. The builder work started earlier than expected and has been completed within about 3 months. The builder was always on time, we came across a structural issue as we wanted a wall knocked down which wasn't on the architect drawings, however we worked with Lee and the builder and this was resolved relatively quickly and kept to what we wanted. All tradespeople have been polite and we are very happy with the work they have done. The group messaging worked well for us as we knew when people were coming and could ask questions anytime. LMB Group recently completed our loft conversation and we are delighted with the result. We were impressed with the builders, as they were professional, friendly, and courteous, and their work was of a high standard. The whole project was well managed by Lee. He was always available and accommodating to our specific requirements. He set up a unique WhatsApp group for our build, which was very helpful. We were consulted throughout the process to ensure that we were happy with the work. The various stages of the build (loft build, electrics, plumbing etc) fell into place like pieces of a puzzle.

LMB have recently completed a loft extension within a 10 week programme. We had a couple of meetings and several cups of coffee with Lee during September as part of our evaluation and tender process. Lee was extremely professional and provided some sound advice which other parties never mentioned. We had a strong sense that LMB were the right company to award the contract. LMB were not the cheapest but as the saying goes " you pays your money and takes your choice". Big ask for LMB, pre contract we requested the keys be handed over by the 20th December. Lee gave us the assurance that he could make the completion date and basically we proceeded to contract. Once initial fees were exchanged the programme went into build mode during October. All of the LMB resources working on the project were extremely professional, arrived each day on time and cleaned up at the end of the day. 3 months post build the quality of the build is amazing and citing complementary comments from friends and family viewing the extension. We recently had our existing one bedroom loft conversion rebuilt completely (ripping out the old loft and starting again) and converted into an L shape loft by LMB. This has been something we have always wanted to do. We felt LMB were the right company for the job and we are extremely pleased with the outcome. We now have 2 beautiful spacious rooms and a shower room.
The team of workmen who carried out the work on our loft were punctual, reliable, friendly, professional, the quality of their work was excellent and they kept our home tidy at the end of each working day. Note for transparency : We were offered vouchers of our choice in an exchange for honest reviews. I was planning to provide feedback anyway (not immediately) as my personal experience says that honest reviews help others when making decisions. And that's how other reviews helped me to find LMB. So, it's a nice gesture from LMB to spend their money to encourage customers to write reviews when they really don't need to do that.Back to business..In summary, we are happy and pleased with the deliverables from LMB hence the 5 star. I was in between 4 and 5 but let's be honest, you can't expect a perfect product and a completely stress free project. It took me 2-3 months to find the right company to execute our loft conversion project and deliver to satisfaction. I found LMB in google quite last min after my frustration with the other local builders and Simply Loft. They simply failed to understand our requirements and slow. Lee was fast responding to our request for a house visit and kicking off the project under a demanding deadline. He went through the details with me & my partner as he understood the urgency of our request and our busy work schedule. We started the discussion in June/July and LMB delivered the loft within the timeframe they promised.Not to mention that LMB has groups of experienced traders to deliver the promises to customers. From the builders (Rob Hattan and his lads), the tiler (Harry and his boys), the plasterers, the plumbers (Matt, his son and that chatty man), they are all very experienced, polite, good chat, and always respond to our text messages/phone calls. Even Lee made himself available on WhatsApp and responded to our questions at odd hours (weekends/late evening/early morning).Items for improvement:Communication: Once the loft was build and pending small items like skip removal, site clearance, plumbing completion due to our own issue with the shower tray from Victorian plumbing (don't use them!), we weren't informed when traders will be onsite. There were days we arranged to work from home but no ones turned up. And when we're in the office, one of our neighbours called to inform that someone was throwing tiles from our roof. So, we weren't too happy about that and called Lee immediately to resolve.Quote transparency in the contract: There are some extra items which we requested that we willing to pay such as traders to install extra switches for us and etc. There are items we requested but probably not in the quote so should have mentioned in the contract under additional cost. There are fixed materials which we won't have knowledge about should have also been mentioned in the contract if LMB thinks the design might change (for example that surveyor suggested 5x2 timber instead of 4x2 timber) and the additional steel. All these could have been avoided but we learned that now.Will we recommend LMB? Definitely yes! Will we use their service in the future - yes, if they still have those great guys supporting them. So glad we converted our loft with LMB Group. We wake up with the perfect view every morning! The work took place very quickly, efficiently and professionally. Brandon kept us informed of progress on a daily basis. The teams all cleared up at every stage and I felt that our property was looked after by all the different trades. During our quote, Lee took us through how much space we'd achieve and what sort of things we could use it for, which helped a lot. 2 Months!! That's the 2 words that sums up the best part of the service we received from LMB, in the completion of our loft conversion. After considering 10 potential building companies, I chose LMB primarily because of the initial assurances & discussions with Lee. However, from the 1st day of works I was impressed with the workmanship - the speed of construction was also impressive, with the structural work (inclusive of a re-roof) was completed in 3-4 weeks (Thanks Lawrence & Bobby). The wider team/skills followed thereafter; The excellent finishes from the plasterers (Thanks Agim) & the tiler (Thanks Eddie), the high quality & attention to detail of the plumber (Thanks Matt), the electrician (Thanks Pete), the carpenter (Thanks Jermaine), and last but not least - the diligence and perfectionism from the roofer (Thanks Steve). Good except for the plumbing.We used LMB for a dormer loft conversion recently. The core LMB team was great. They were considerate, hard-working, and got the main building work done very quickly. Special shout out to Brandon the foreman who was excellent. Most of the trades that LMB subcontracted to were also very good quality.So why not 5 stars? The plumbing work was atrocious. At first they put all the pipes in the wrong place, despite being given a clear diagram, and later they attached the bathroom radiator to the hot and cold water feeds instead of the central heating. To be fair to LMB, the whole thing was eventually sorted out with no extra cost to us, although there was a lot of extra hassle involved.There were a few additional unexpected costs, but by and large the costs were in line with LMB’s quote. They were both very good and carried out the work quietly and efficiently with little impact on our daily lives. The roofer, electrician, plasterers, carpenter, Tiler and plumber were also very good. Joanna, Lee and the team in the office were easy to contact and very helpful.We used our own architect who was a little optimistic with the space but Laurence and Bobby were able to explain our options. Extra steel beam being required incurred an additional cost on top of the quotation. Also, the building inspector required work on all the doors in our house to meet fire regulations which also cost extra but these things always happen when doing major building works. As long as you bare this in mind your build should go as well as ours did. LMB carried out a loft conversion and I am pleased with the result and would recommend them. The tradespeople LMB use are excellent. All were polite, good at their job, helpful and approachable.
The work started with Brandon and Darren an apprentice building the bulk of the conversion. They were both very good and carried out the work quietly and efficiently with little impact on our daily lives. Brandon was a great communicator and clearly explained each step of the work. We were lucky to have such a helpful and skilled worker.
The next stages involved electricians and plasterers. The plasterers finished a great job in one day and the electricians were accommodating regarding positioning of sockets etc.
Following on from this the roof tilers and bricklayers arrived and worked competently.
The final stage involved Jermaine the carpenter. He is another great worker; friendly, obliging and skilled.
At the end of the project Rob carried out snagging and clearing up- He did a good job.
During the build, LMB are easily contactable and Joanna, Lee and the team do their best to answer questions and sort out any issues.
Although the loft conversion went well there were some aspects that could be improved. The architect’s plans were a little optimistic regarding the use of space, the engineer’s report resulted in an extra steel beam being required that incurred an additional £1500 cost on top of the quotation. Also, the building inspector required work on all the doors in our house to meet fire regulations. I think it is important for clients to examine the architects plans carefully and clarify the position regarding structural beams and fire doors at an early stage. More...

I have used LMB for a L shaped loft conversion compromising of two bedrooms and a shower room. The construction was supposed to take 12 weeks. It has in fact only taken 8 weeks. All tradesmen have completed work to a very high standard. We have used plasters, carpenters, tilers for the roof and bathroom, plumbers and electricians. I would definitely use all of them again. The quote received was a very competitive price. Do be aware that you will incur extra costs for some works and upgrades so it is always good to have a contingency pot. Just had a loft conversion completed by Lee on my house and here is my verdict Customer service Top customer service. Lee provided us with advice and what is best for the build mainly on design and build. Lee would dedicate his time face to face in person.The builders were so relatable and trustworthy. They were clean and tidy up each day. At the end of each day they would catchup with us and show me what was done and next stage. The actual build I am completely more than satisfied with the build. The main structure of the loft was up with the first week. The finished product was vert professional. So i recently had a loft conversion carried out by LMB. Lee took us through the whole process from planning to construction. Everything was clear and transparent. The actual loft construction was completed on time. Lee and his builders are top notch guys. The builders knew what they were doing and got on with their jobs.
