I don't normally post reviews but I need to warn any potential customers of L&R property maintenance.

L&R done a downstairs bathroom construction for us three months ago. We paid the money upfront and they completed the job 80% with many flaws after which we contacted them several times with no response from them at all. We trusted them and paid all the money before they completed the job. They made no show whatsoever since they took all the money. They stopped responding to any attempts to contact them ( ignored hundreds of phone calls, messages and emails).

We are now left with incomplete bathroom built with no use as much as we thought we would make use of it . They really seem to messed up the work they have done as there the hot water comes down the flush sometimes and the water always seem to be muddy when flushed and also during the sink usage. They left behind the tile work, patch works and the shower door wasn’t fit properly which leave lot of gaps and it don’t close completely.

They sounded so promising which is why we have paid all the money before they completed the job which I know is our mistake but a good lesson too. The bottom line is there is so much for correction now with the built made and it will cost a lot more for us in spite of paying the fit amount agreed as we need to hire somebody else.

First of all Not a real company. Just 2 scammer trying to get money out of anyone who hires them so BEWARE!! Lee claims to be a roofer for 15 years and scraping by is his misses Rachel who apparently is great at what she does.

Hired them to paint a new build and everyday they would come on site they would make an excuse. I was on their site as understand how sites are only to then be kicked off the project as zero progress was done. I sided with them as they begged me for work. I was all for WOMEN IN CONSTRUCTION seeing we need more women on-site.
Then chased me for £1250 on top of the £500 advance I gave them. For doing nothing for 8 days. Ending up paying them £700 of my own hard earned money.

However, I initially contacted them for a commercial property to be painted. Assuming they were not cowboys at this point I wanted to work with them. A day before the project was to start. I contacted them about a meeting time. No reply, the message didn’t get to them, no double ticks on WhatsApp. Called!. Didn’t get an answer. Then I realised they scammed me. Took my money and blocked me. This was in August 2021. So called them from another number a month later and Rachel picked up. I asked why they scammed me they hung up on me. Always been nice and professional, even sided with them when they contractors told me they don’t do nothing, even believed you through all your lies hence why I paid you. Still you had to scam me, ended up losing 2 projects because I was busy that same weekend to complete all projects on my own. So LEE ADAM CHEESEMAN AND RACHEL BERENDSEN. Hi The Painter Contracter, thank you for your review. However L&R never worked with a company that has that name. We did work for a chap called Vishal from Lick of Paint. We were subcontracted by him to do the snagging (making good after completion and handover of the job) of another team that he previously hired to do the work. What would have been according to this Vyshal A day work, turned out to be an absolute shipwreck. A 3 year old could have done a better job then what the previous team left. The client was unhappy with the work and how this Vyshal and his team were trying to cut corners and everybody was told to not come back. Including us whilst the repairs, because that was what it turned into, that we had done were according to the client very good. That the client was happy with our work became apparent, they insisted that the painting company who took over from this Vyshal hired us for the duration of the project. We were very pleased with that! This Vyshal still owes us money but insisted that we do this job for him and the money owed would be earned back that way. The problem was that we already worked for that money and it was already earned. Needles to say that we did not do this job for this Vyshal person. Shame on you if you fool me once, shame on me if you fool me twice! We took a risk working with this Vyshal and we got egg on our face and will never see the money he still owes. But again not sure who you are? If this is Vyshal…..I guess the moral of the story is…….pay what you owe! Regards L&R

An absolutely terrible "company" not even registered at Companies House and now the website as of writing this review suddenly went offline also. Hired them to door painting and decorating and Laminate Flooring of which nothing was completed and done to a terrible standard of which I have all video proof and photos of their unprofessional work to back up this review.

Always arrived late and left early but paid them for a full day's work, no communication to let me know they will arrive 2 hours late then once arrived late they would leave early in a rush. They even managed to paint my Fridge because they were too lazy to move my empty Fridge and paint the wall behind.

Laminate Flooring was a total mess and was not done professionally at all and had many gaps, the underlay was not laid in parts of the flooring either of which I also took video evidence. The passageway Laminate flooring started squeaking when stepped on only after 72 hours of being laid plus all 4 door thresholds were placed wrong and the 4 doors of the passageway [front door, studio door, bathroom door, kitchen door] were not shaved, which meant it took, 7 heavy pushes and bumps with the shoulder to open the doors wide enough for a person to fit through and enter.

Their painting was another disaster with patches everywhere on the walls and ceilings, which again, I have full proof evidence on video & photos.

They were supposed to "complete" the unfinished work of which they said they did complete and I told them they must come back to finish, but after checking out the whole property I told them to give me back my door keys which they took and held with them, as then absconded from my property before I could check their "finished" work on the agreed last day and they took my 2 keys with them.

I called Lee, to arrange a time to give me them back to which he wanted a debate with me as if asking back for my house keys I needed a reason. I told him he must come no later than Monday to finish all the things I detailed to which he said he would come one day earlier on the Sunday at 7 am to which I agreed and told them to phone or text me when they are 30 minutes away so I can make my way to the property and he can give me back my keys.

Sunday 8.20 am, I called them because they did not contact me, then he made excuses his car broke down to which I said but why didn't you contact me since 6.30 am to tell me or let me know? he got defensive and said I was not on his mind, even though he "supposedly" woke up at 5.30 am to meet me at 7 am. I told him outright he was a liar of which I knew he was lying and I have also had all text proof too.


Now being caught out, he decided to make his ego and pride kick in and said he was no longer coming to meet me even after his imaginary broke down car would be fixed, to which I told him if I do not have my house keys back by latest Tuesday I will call the Police, and I actually reported them to the Police on the Sunday after reading other reviews where they took another customer keys and didn't give them back to them. Police said if Keys do not arrive by Wednesday latest we shall file the complaint and evidence and press charges on them. The keys arrived by post on Wednesday.

The audacity of Lee, he said I don't need to pay him the outstanding £50 [as if he is doing me a favor] of which he would have got the £50 on last day, had he not left the property early before I arrived at 5.15 pm.

I paid them £837.50 cash, to which I must do all work again to complete my apartment, these people are not registered at Companies House, their website is now suddenly offline and they think they cannot be tracked online but they can be traced by their Car Registration Number which I took of them on Day One, so the Police are well aware of their personal address and this can also be found online by a professional service used for tracking down "invisible" rogue traders.

Save yourself time, money and stress... do not deal with these 2 pirate scoundrels [Rachel and Lee]. So much more to say, and as said, I have 100% video evidence plus more to back up all I have written, even them painting my Fridge and throwing my Fire Door Chain in the Black Bin Bag by "accident" and not being able to find it again... so now the Firedoor to the front room does not close anymore!

One Star is way too much, I wish there was an option for ZERO STARS!

An absolutely terrible experience, but I hired some new traders to rectify all their damage and unprofessional work on my property.

Dear Femi, thank you for your review and the one star. I do want to address a few points you made, terrible standards you mention, then why buy for another £500 of tiles for us to lay in your kitchen and bathroom? In fact weren't you completely over the moon with our work before you realized that (after being told by me repeatedly that we did not have availability for at least a week and a half and that we needed more paint to finish) we were not going to cancel previous made arrangements with other clients. I believe after realizing that fact you became quite obnoxious in manner and therefor did not receive a good responds from my partner. To my opinion you were being very unreasonable, I told you what our availability was and you just assumed that we would change that. When we have given you no indication what so ever that we were planning to, as a matter a fact I am dead against it.... First come first served! You mention that we arrived late and left early, well you have paid us for 4 days and we attended 5. Due to the fact that you live in central London traffic was murder and therefor we decided that the 4 days spread over 5 was a better option in this case. The first 3 days that we attended your studio, you made us wait that's why I asked for a key. Because even with us waking you up on the way over by a phone call, you still didn't manage to get there on time. You mention that we were going to keep your key, that was never the case. Fact is you have nothing I could ever possibly want, they say you can't argue personal preference, yours is most definitely not mine. That said, we were just not willing to follow your "commands". To me that! came across as very arrogant. Then you mention that we are rogue traders, we take payments via our bank account, send invoices and confirmations. Wasn't it you however that couldn't/wouldn't pay by bank transaction and insisted to pay daily because you could not go into the bank to get a larger amount in one go? If that is not dodgy I don't know what is, I have seen enough line of duty to know that it is! Our website is non existing because we have all of our work pictures on Bark and doing very well actually without a website( thanks to Bark) I for one am not exactly a keyboard warrior, could never sit that! long in one place. I hired them to install a pigeon spikes. The spikes have fallen off next day. The silicon they used to attach the spikes to the gutters damaged the roof tiles as well as the gutters, leaving white stains all over it. They informed me that they are not able to rectify the work for the next two weeks due to other commitments/clients, then they told me that they have to isolate for 10 days. They were not very reliable and unprofessional on occasions. Very sad as they came across as very friendly and passionate about their job to begin with. I had no confidence in them at the end and had to find a different contractor. More...

Lee was quick to respond to my post. However, on the day and the time he was supposed to arrive he told me he hadn't got the materials.
Whilst inconvenient, we rescheduled to Wednesday for him to come and do the work. He then failed to turn up and didn't even bother to let me know that he wasn't coming either.
I have now found another company to the work instead.

Repointing

L&R originally responded to an enquiry about repointing but have since done a much wider range of household tasks including jet washing, repointing, external painting, mending guttering, checking the roof, sorting a radiator and are likely to do a lot more work around the house (wallpapering, de do bathrooms). I ended up choosing L&R because they are can do, helpful, no job too small, honest about what they can manage, realistic about their pricing and they were really good at following up on the opportunity when I first posted.
