These guys are amazing. Very professional, polite and respectful. Jem always kept in contact to let me know what was going on and squeezed the job in as my previous bathroom was a mess. All the guys went above and beyond to completely redo my bathroom, often working well outside of working hours to get it finished on time. Extremely tidy with their work. Again Jem has come to our rescue, this time with the Chimney of our BBQ. The smoke was escaping from the front as the Chimney was not working correctly. We had real trouble finding a tradesperson that was able to help us. Jem was so kind as to source someone, negotiate price on our behalf and then install a stainless steel gava-hood for us inside our chimney. Both the gava-hood and the installation is of a very high standard. On top of the timeous and high quality work we have received from Jem so far he always goes the extra mile to see how he can assist us not only with regards to quality but also at an affordable rate. Jem provided us with 1st class service . He is very knowledgeable and don’t mind taking the time to explain the why’s and hows which makes a big difference. Jem always arrived on time and helped us correct an issue with our BBQ to such a standard that it has saved us money in the long run as we did not have to replaster the whole chimney (only the affected area). Planning permission is unnecessary if you don’t plan to alter the structure of the building, so a garage conversion is permitted in most circumstances. However:

If you live in a Listed building or a Conservation Area, planning permission may be required for even minor modifications.
Some new build homes were built with a condition requiring the garage to remain as parking, so an application to remove it becomes necessary.
Standalone garages are more likely to require ‘change of use’ planning permission when converted to habitable rooms

If you are carrying out garage conversion works and are managing the project yourself you should arrange conversion insurance to cover the new works and the existing structure. This is because most home insurers will exclude loss or damage whilst the property is undergoing alteration or renovation.

Site insurance caters for both the existing element of the property that’s being converted and all the new conversion works that go into the process. The existing structure is usually your house – so if the is damaged during the works the site insurance will cover it and completely replaces the requirement for buildings insurance, which is not suitable.

All the works, including any temporary works, materials, plant tools and equipment need to be covered. Public liability and employers liability is automatically included to ensure you are adequately protected.

Conversion insurance needs to be in place from the moment you plan to start works on the property and should continue to the point the project is completed and taken into full use

Depending on the roof structure and planning constraints, a loft conversion is one of the most straightforward ways of getting extra space. Almost all houses can benefit from this extension with a bit of basic planning

If the initial roof space inspection reveals a head height of less than 2.2m, there are two available – but costly – solutions that will require professional input.

Solution 1: Raise the Roof
This would involve removing part or whole of the existing roof, and rebuilding it to give the required height and structure. This is structurally feasible, but the major problems are the high cost and getting planning permission approval. If the whole roof area needs removing, a covered scaffold structure, to protect the house from the weather during the works, would also be required.

Solution 2: Lower the Ceiling in the Room Below
The ceiling height in some rooms in older properties may be 3m or more, so if the roof space height is limited there is the option of lowering the ceilings below, providing it still allows at least 2.4m. This will require all the existing ceilings in question to be removed, causing much mess. With this method a plate will need to be bolted to the wall using shield anchors or rawlbolts, for the new floor joists to hang from. There is also a need for a suitable tie between the roof structure and the dwarf wall formed, to prevent the roof spreading. Any DIY involvement will be limited to supervised demolition and clearing up.
