Robert project managed my flat refurbishment so that I could re let it.

The job included redecoration, new carpets, new boiler and new kitchen.

He kept in regular contact with me and advised when the cost was going to be higher then the budget.

I am very happy with the result, the price was fair and I now have happy tenants More...

We moved into a new flat recently and had some wiring done with an electrician and the whole flat painted.

Robert was quick responding to any queries and flexible when it came to our requests. The jobs were done quickly and efficiently and the workmen were polite and considerate. Once the painting was complete we were satisfied but Robert found some issues and so the decorators came back to correct them to ensure the job was perfect, so in that respect couldn’t have asked for more.

The prices were reasonable and the work to a high standard so I would highly recommend.

Rob helped us do a full house refurbishment in Leytonstone while we were offsite in Essex. We decided to go with him because of his good communication style, the fact he was local and his clear passion for the project.

We knew a project of this size - 2 new bathrooms, new kitchen, 2 receptions and 4 bedrooms redecorated, refurb of a wooden conservatory, new water tank, exterior painting and lots of carpentry - are never plain sailing, but Rob made most of it easy. He communicated daily on progress, issues and future plans keeping us in the loop and warning us when decisions were looming.

In addition to this, the quality of the workmanship was mostly brilliant. In particular, the plasterers, decoraters and carpenters we couldn't speak highly enough of. The other guys (kitchen fitters, plumbers, electricians, general labourers) were all good and did a good finish. Rob was the icing on the cake, he made sure everything was clean and tidy throughout and made sure the finishing touches were applied. In the odd cases where something wasn't perfect, he made sure that things got corrected quickly and efficiently.

The overall project management service offered by Rob made sure that the overall cost remained mostly under control. Ultimately based on some things we learned during the project (e.g. structural wallpaper) we had to break the budget, but it was our decision based on the information given to us.

Overall we are very happy with the outcome, we know the house is now sound for many years to come, looks great and is far more practical than it has been for many years.

In the event that something goes wrong in future, or when we need to tackle a few additional pieces, we'll be speaking to Rob first. More...

I engaged Morgan Ritchie Property Services from October 2020 to December 2020 for a full renovation of my property in London (Canonbury).

The main issue was that Robert (the company owner and project manager) consistently tried to increase the total fee by hiring sub-standard contractors and adding-up extra-costs without asking for my consent.

As an example, he told me he could do a ceiling plastering job for £1,200. He then went on mybuilder.com, found a cheap / sub-standard one he paid £800 before getting back to me asking for more money. Thank god I had discussed directly with the plasterer in the meantime. They also left the common areas dirty and he pretended this was not their fault, and today I have cracks in my ceiling.

Additional examples include (i) him refusing to pay back items I ended up returning because they were not necessary in my kitchen, (ii) I have no warranty for my kitchen and appliances because they would not provide us with the invoices (iii) and he took videos of the flat without my consent to use on social media pretending he is doing a good job!

I have learnt a hard lesson and should have investigated more before taking on the services of Morgan Ritchie Property Services. Please take this as a red flag. If you still choose to go with them after reading this post, it will be your responsibility. More...

Hello. I will be looking this extremely seriously and will investigate each accusation including videos, plaster, Howdens the kitchen supply and warranty and guarantees. Meanwhile we find it very odd after months of the work being completed you bring up these issues now. We take all our reviews very seriously and professional advice if necessary. Robert Morgan Ritchie Project manager. OUR FURTHER RESPONSE: Flat 10 Parkchurch House Road N5 2NE 6 June 2021 Reference Review This response was sent to Bark.com but in regards to the review that they could not do anything about, so this is OUR response. (The Conclusions are our responses). The work to the property above was first set out in a detailed estimate dated 29.10.20, this estimate was amended to fit the potential customers needs on 9.11.20 and finally 10.11.20. Our work, to a renovation, was as follows; plastering and decorating (which included free painting of the radiators), remove carpets (for £65 and disposing of), of a 2-bedroom flat. CONCULSION This is not a full renovation. The decorating in which we included painting insides of hall cupboards and returning once the kitchen was installed (not necessary if we are fitting but made allowances). CONCULSION This was most helping and co-operating with the customer The plastering, this was carried out by a professional plasterer, we obtained from MyBuilder (a site of many years we have recruited professional trades persons to assist in hundreds of big and small projects. The site is reliable and we at MRPS have very rarely indeed had to post a poor review about any contractor. To this day several are still receiving work from us, as is the plasterer on this occasion. CONCULSION These are remarks not warranted and demeaning to MyBuilder Electrical work, this we estimated for by a qualified electrician and through the project managing had arranged to attend ahead of the plasterer and before the decorating, our estimate was rejected as to expensive, which was of course accepted. The electrician given the work was out of the project control as arranged by the client. The work was slow and instead of 2 – 3 days, dragged for 5 days as the work was being carried out as a ‘second evening’ job. I have no problems with this but delayed our work and at time the decorating was then being carried out why the electrician was on site or left his equipment around the flat. CONCULSION This does in no way deem us to have renovated this property but only to again adapt to the poor and behind schedule electrician the customer chose. The kitchen estimate was also rejected and was to be fitted by our family member, again restrictions on budgets does at time lead to these decisions. It was only disappointed by the fact that MRPS had offered, and the client had accepted to use our trade account and discount at Howdens, our preferred kitchen supplier. CONCULSION We had nothing to do with the so called non return of payments, this again is a damming comment, Howdens controlled the kitchen payments and both items to be replaced and both taken away and new deliveries. We did though out of customer services monitor this, no outstanding refunds or returns are due to our knowledge, indeed an issue that should be resolved direct. Further conclusion can be forthcoming and other evidence, I have not as yet mentioned this issue to Howdens A full renovation is new bathroom. Kitchen, flooring, electrics and plumbing, decorating, other work such as reconfiguration. The official meaning of full renovation is: to make changes and repairs to (an old house, building, rooms etc) so that it is back in good condition. This was not his request after posting the request on Bark.com, but only to reduce the work needed as he found cheaper options and then our ability to work around his ‘project manging’, so again an inaccurate part of the review. The comment of increasing the total fee was again inaccurate as the estimate was continually reduced as he found cheaper alternatives. The example he gave once again is inaccurate the cost was labour and materials, yes there was a margin of difference, but what I pay those who work for me is of my business. The common areas were cleaned after this was discovered by myself and the plasterer’s labourer, and did not happen again, our decorator made a point of have outdoor and work shoes during the decorating, this has been ignored. So yet again and again, I did not state it was not our fault, this was a top floor flat with the only access than down! It was clear the mess was due to plastering and so why I helped to clean. We have a policy of guarantee of our work, cracking if in this cause is FWT and not due excessive movement to the block or possible neighbours to the side and below, we will attend to make good at no time over the last 5 months has the customer contacted us So, untruths, I have never refused to pay any money make I am alleged to have taken, kitchen as already pointed out was Howdens responsibility. Warrantee again should and would ne supplied by Howdens, this will be on the website and details of the items purchased. Photos or videos were given, a verbal agreement, so in ways another inaccuracy. Lessons, we were accommodating, I collected keys away from the property and sent many photos and videos direct to him as the work we were instructed, not a renovation, took shape. With payment in full and our invoice of guarantee and his then satisfaction that all was to his satisfaction (we do not take final payments until this is so) all was left amicably. The final comments on the review I find offensive and without, including the pointers of social media and my pretence to do a good job, this cannot and will not be tolerated and a scare on my small business, re any accuracy to the work we carried out, the omission of the main work we completed to decorating 2 bedrooms, hallway, reception, bathroom and returning to finish decorating to the kitchen have been totally ignored. Our policy is very straight if any problems with our work certainly within the first 6 months to a year, call us we are and always remains to be contactable, this never never happened. We were experiencing problems with our wall-mounted shower taps. Initially I contacted a nation-wide plumbing company for a quote and was told that the work would entail smashing the wall tiles. They were due to get back to me, but I heard nothing further.

In contrast when I contacted Morgan Ritchie they were quick to respond. Although the taps didn't bear a maker's name, they were able to identify the correct parts and the work was completed at a very competitive price - and most importantly without having to touch the wall tiles. With MRPS we liked the way that from the beginning during the quote process we were introduced to craftsmen being used for the project. Also the quote was broken down so you could see costs of each stage. They listened to our ideas and suggested their's when needed to solve problems. Robert recently painted and arranged for  a variety of odd jobs, repairs and fixes in the apartment left from a previous tenant such as installing new light fixtures, wall damage and re-doing grouting in the bathroom. I have just had the front of my Victorian house decorated and am extremely pleased with the outcome. Robert was very professional and efficient from the start - contacting me and supplying a quote quickly and answering my many questions immediately. The decorators Michael and Dave were pleasant, clean and hard working and did an excellent job.

A great service from start to finish, I needed some work doing to a property that I rent out and don't live that close to. I worked with Robert scoping out and costing a medium-sized NHS commercial renovation project in an ambulance station. We were looking to renovate a large staff room, kitchen and three offices to a budget of approx £16,000. Robert brought his ideas, expertise and contacts and drove the project forwards. The best thing about the service provided was that Robert was able to deal with ambiguity - we weren't sure exactly what we wanted but Robert and his lead builder/carpenter were not phased by this at all and guided us through to produce a costing. Robert is well connected with various tradesmen so it felt like no job was too big or too small. Unfortunately due to the coronavirus outbreak we have had to put off the works due to operational pressures, but I felt wholly assured that the work would have been completed on time and to a high standard.
