I am so glad I found Illustrious lettings as with all the new regs coming out this year, I was worried it would be too much for me to go through all my assets, making sure I'm ready for the new changes being introduced to private landlords. Also for obligations in leasehold and commercial properties. Illustrious definitely lives up to the name as they have been absolutely amazing. They have achieved so much for me already and have made what seemed like a mammoth task, hassle free. Illustrious lettings have taken ownership of the project management for my portfolio and I will be certainly contracting them to continue looking after my repairs & maintenance, compliance, Void works, EPCs, servicing and then expand to my commercial stock and leasehold properties. This is a fairly new business and the prices are quite reasonable which was nice but the thing that got me was the level of experience and service when dealing with my property management issues. I came to Illustrious Lettings looking to rent a property and the first thing they asked me was why i decided to move and i informed them that I had been issued with a S21 eviction notice as the landlord wanted to sell his property. In order to rehouse me the documents from my previous tenancy had to be checked which at first i assumed was over cautious. When my documents had been checked i was advised that i had been issued with an illegal eviction as some documents had not been issued when my tenancy commenced. Illustrious Lettings agreed to write me a summary at no cost which i could present to my landlord. I have now been issued with an alternative updated tenancy which will be terminated correctly in the future and will also allow me extra time to find alternative accommodation. Illustrious Lettings and Property Management have taken on the management of 2 of my properties. To date everything has been managed quite well, they requested various information including gas certs, EPC's, Current tenancies, how to rent book ect before they would formally take over the management to ensure that i complied with the legal requirements and ensure future s21's were valid. Even though this is the first month and they are a new agency my experience has been good so far. I have worked with Mari for years on Housing association and construction projects and knew that she would do an excellent job. I am inspired she has started her own business which is why Illustrious Lettings and property Management are now currently managing 7 of my properties that i have in Liverpool on a full management basis. The rates are excellent and seem similar if not better than procurement rates adapted by housing associations which is achieved by having an effecting resource stream that can be utilised as and when required. Illustrious Lettings and Property Management provided a very good, emergency service for a void property. I required a void clean after a tenant had abandoned my property and Illustrious Lettings arranged for the property to be cleaned beyond my expectations and all the work was completed within 6 hours, i would definitely recommend this service.
