STAGES
1) Meet with client to assess property and planning policy to advise what is achievable.
2) Use our experience and expertise to optimise the client's vision for the property.
3) Coordinate measured survey of the site.
4) Procure structural drawings & services drawings.
5) Apply for planning permissions, licences & consents, whilst liaising with councils, managing agents and solicitors in order to secure them as swiftly and efficiently as possible.
6) Issue party wall notices.
7) Agree project reporting and financial monitoring procedures, then implement them.
8) Manage tender process; review and issue tender documents to relevant parties, attend interviews, assess returns and advise clients.
9) Undertake regular site visits to constantly monitor performance and progress of the professional team and contractor with regular reports to the client.
10) Arrange and attend meetings with consultants, contractors and client. Identify and resolve issues.
8) Ensure all required certificates and guarantees are secured (building control, fire, electrical and gas safety, etc)
9 ) Identify and resolve snagging list.
10) Oversee delivery and installation of all fixtures fittings and furniture.

1) From the first meeting our designer will discuss the client’s vision, personal preferences and how they will live and work, within the property so we get a clear view of their hopes and aspirations.
2.) We process all this information to tailor the interior design to create a totally unique finish with signature elegance and luxurious style that fits the client perfectly.
3) Interior designs are then put together to fit the client’s budget.
4) We will then produce a detailed design for each room, showing the colour scheme, furniture pieces, lighting specification, floor finishes, fabric palettes and room layouts.
5) CGIs are also used when requested to help the client visualise the scheme.
6) Until the client is completely happy schemes are revised where necessary,
7) Overseeing implementation of agreed scheme until goals achieved and final sign off.

I and C developments is a subsidiary Irvine and Cole which has been in operation for a decade. The latter company has been providing property consultancy in prime central London for those ten years. I and C was born from the constant requests from our client's to use our industry expertise and contacts to assist them with their project management needs.

We look to ensure every client is more than happy with the end product of any works.
On any significant works we would look to secure an insurance-backed warranty for the first 10 years of a new builds, extensions or for refurbishment projects.
