Extremely dodgy. Unkempt. Dangerous.
They rent rooms out to criminals and drug addicts so you’re in trouble if you are trying to share.
Do not expect any maintenance or cleanliness. Or even safety for that matter

During lockdown I became more disabled and have FND which is a neurological condition & has effected my walk & Speach & pretty much everything else.
For the first time in years with a friends support I went to watch her daughter at a pageant. Absolutely dreaded going down and was pained but the weekend was made incredibly hard by the accommodation I booked.
So I’m getting ready for bed, pj’s, glasses off, kids films just finished. I go to run my daughters shower
( she’s 8 didn’t want to risk her getting scolded )
And as I’m pulling the door closed and she’s walking to get in the shower door collapsed in, fully of the hinges. Get her out the bathroom, wrestle the door against the wall & specs on to investigate,
Absolutely goosed & if I’d noticed how gross the shower was i wouldn’t have even put her in it.
Tried calling their emergency number no one picked up, had to find emergency accommodation as could use the facilities.
No one helped & on Monday I was told no one was actually operating the emergency number so had things been worse or something disaster worthy had happened in or around the building, anyone staying would have been in real danger.
That was 4th Feb. I’ve still not been refunded or compensated for having to have gone to another hotel.
Booking.com are investigating & it’s been flagged to their safety team, but in the meantime im out £170.
I’ve still yet to have any real apology, acknowledgment of their neglect of this property to the point it’s dangerous, Or for not having anyone as an Emergency contact.
Booking. Com are currently investigating under their health & safety guidelines.
Dudley council have been contacted, and the next step is to contact the properties ombudsman.
This shouldn’t be the case, this accommodation isn’t safe and it’s definitely not clean.
Phoned again today & streight to answer phone, but in the meantime they’ve taken time to updated their social media for valentines and pancake day ( priorities )
The stress & physicality of dealing with this set me back in more ways than one.
What’s really got to me though is the utter lack of accountability and basic respect.
Because if I was able bodied & had all my facilities I don’t think they’d be as nonchalant about how they’ve treated me.

Shocking!! I had to remove my daughter from the room she rented from HP Sales & Lettings as I feared for her health and well-being. The agent responded to our complaint of maggots by entering the property without permission and then complete denial. They care about money more than their tenants. No way we would ever let my daughter back and no way will they ever release her early from her short-term tenancy agreement. Hiding behind "procedure" rather than doing the right thing. More...

Very rude and unprofessional. I was a tenant for 8 months, till I couldn't live in their place anymore. There were a number of occasions when the house didn't have hot water, and due to their service only being available in the week days, I had to live without heating and hot water throughout the weekend. There's only one fridge for 6 people to share. The bins are small, and the agency/landlord wouldn't monitor overflow of rubbish but instead every single house mate would get a threat of being fined if it wasn't cleaned up. It was very unfair because their were some messy people living in the house and I had to clean up after them. I have sent pictures to the Agency of how badly the pile of rubbish would mount up in the drive, I would only receive the same email about a fine, even though it wasn't my rubbish. The agency contact centre isn't helpful at all, once I had enough of living in their houseshare I ask for my room to be re marketed, desperately wanting to leave as I was very unhappy living there, the HP team reassured me that they're desperately trying to find someone for my room (I had a contract for a year with them which i deeply regretted), but a girl had moved in the week that I was fed up and found a new place (at this point I was paying 2 rents and had very little money left for living costs) the girl mention how she wanted my room but was told it wasn't available which was alarming. They knew I had to pay them rent to the end of my contract if they didn't find a replacement. I just felt it was inhumane of them to do that. Even at the end of my tenancy agreement they delayed the refund of the rest of my rent and deposit. They told me they sent the DPS link and now it's up to DPS, but I contacted DPS which is a trusted government website, and they told me that the link was sent to them on the morning they sent it to me. So HP lettings lied to by saying they sent the DPS link at the beginning of the week, when really they waited till the end. I was miserable living in one of their houses in Perry Barr, but they genuinely did not care for the well being of their tenant. More...

My wife and I have stayed at Castle Terrace, Parsons Street, Dudley twice so far. We booked the second time because of the excellent experience we had on our first visit, and will definitely book again. The location is very convenient for Dudley and all local attractions, and the accommodation is fitted and equipped to a very high standard, maintenance and cleanliness are faultless.
