Interior Plastering & Rendering

Quick to respond to quote requests and gave reasonable price for work required. Unfortunately never clear on the jobs they quote as significant additional costs incurred and poor quality work due to unguided work commencement without foresight. E.g. demolished a unique type of door frame due to damage but could never replace with similar type to match other doors in the house. Poor design outcome and this could have been a simple repair to strengthen frame initially damaged from forced door opening. Quoted for electrical work but not electricians and caused issues with my electrics so had to hire an electrician separately and they are still to refund cost initially charged by them or additional electrician work bill. Caused damaged to ceiling they had initially done but would not take responsibility to fix back. Generally poor workmanship and they do not clean after themselves. Would not recommend. Had so many additional jobs needed to be done which I have hired other professionals to complete instead. Highly money driven with poor workmanship. Demanding payment consistently through project for work not done. Commenced job then demanded 50% upfront which i declined to pay but made a deposit payment in line with some of the work initially done. Totally unreasonable communications and do not be fooled by quotes as they will subsequently ask for materials which is never clear in their quotes. Only allowed them to complete some of the work as was under time pressure to sort other professionals. More...

Initially responsive and helpful. However, the job was left incomplete and a small but persistent leak from the toilet waste water pipe was left un-fixed, despite repeat return visits. Then they tried to charge me for coming back to replace the part (I was happy to pay parts) and then eventually ignored my subsequent messages.

Flavius came out and gave me a quote ( labour only ) the same day for a complete redecoration of a 2 bed flat, he and his colleague turned up when they said they would and made excellent progress. An additional quote was needed do to a misunderstanding on my part but this presented no problem and the additional works were integrated into the main contract. The standard of workmanship was first class and the overall finish is delightful, I would have no hesitation in recommending housedocpro ltd to anyone requiring a top quality professional company. House Corp have really delivered on their promise. I met Flavius through my sister in laws recommendation having worked with so many cowboy builders who start a job, don’t finish it, or turn up whenever they want once a job is started or worse still keep changing the goal posts mid way into a job. What a refreshing change to have a team who stick to time, have a professional attitude to work, and are very transparent in all their work (all receipts provided). They have been working on my rental property in Oldham and are doing a great job on my bathroom planned work is due to complete today / tomorrow so only 3 days in total to fit the new bathroom and floor what a result! Depending on the roof structure and planning constraints, a loft conversion is one of the most straightforward ways of getting extra space. Almost all houses can benefit from this extension with a bit of basic planning.

If you are thinking of converting your loft into more usable space, then there are a number of considerations you need to make: from suitability and cost through to Building Regulations approval and whether you need planning permission or if the work can be done under Permitted Development.

Do I need Building Regulations approval?
Yes – all loft conversions need Buildings Regulation approval, regardless of whether planning permission is needed or not. A building control surveyor will inspect your work at various stages and will issue you with a completion certificate on final inspection.

If your home is semi-detached or terraced, you’ll need to notify your neighbour of your proposals if the works fall under the Party Wall Act requirements. For instance, if you are building in beams which will bear on the party wall(s).

Is My Loft Suitable for Conversion?
Loft Conversion Assessment
The features that will decide the suitability of the roof space for a loft conversion are the available head height, the pitch and the type of structure, as well as any obstacles such as water tanks or chimney stacks. An inspection of the roof space will reveal its structure and physical dimensions.

Head Height
Take a measurement from the bottom of the ridge timber to the top of the ceiling joist; the useable part of the roof should be greater than 2.2m.

If you have appointed an architect or designer, invite them to illustrate clearly how much headroom there will be across the floor in the finished space. Some people are disappointed by how much standing space they actually have, and this isn’t always conveyed on plans.

The Building Regulations impose no minimum ceiling height for habitable rooms. The headroom standard for stairs of 2m applies, but this can be relaxed to 1.9m or 1.8m on the edge of a stair if necessary.

Water Tank
Without the roof space for water tanks and plumbing, the heating and hot water system may have to be replaced with a sealed system. Unvented hot water cylinders make a better choice than replacing the boiler with a combi (combination) boiler but they do take up a cupboard-sized room, which you will have to find space and budget for.

Pitch Angle
The higher the pitch angle, the higher the central head height is likely to be, and if dormers are used or the roof is redesigned, the floor area can be increased.

Type of Roof Structure
Two main structures are used for roof construction — namely traditional framed type and truss section type. The traditional framed type is typically found in pre-1960s houses where the rafters and ceiling joists, together with supporting timbers, are cut to size on site and assembled. This type of structure has more structural input, so is often the most suitable type for attic conversions. The space can be easily, and relatively inexpensively, opened up by strengthening the rafters and adding supports as specified by a structural engineer.

Post 1960s, the most popular form of construction used factory-made roof trusses. These utilise thinner – and therefore cheaper timbers – but have structural integrity by the addition of braced diagonal timbers. They allow a house roof to be erected and felted in a day. However, this type of truss suggests that there are no loadbearing structures beneath, and so opening up the space requires a greater added structural input.

This will normally involve the insertion of steel beams between loadbearing walls for the new floor joists to hang on and the rafter section to be supported on — together with a steel beam at the ridge. This added structural input requires skill, knowledge and equipment that would limit scope as far as DIY is concerned — and a far greater cash outlay. It is advisable to seek advice from specialist firms in this instance.

How Much Will my Loft Conversion Cost?
The cost of your loft conversion will depend on your roof structure, the existing available space and whether any alterations need to be made to the floor below to accommodate the staircase.

Room in Roof Loft Conversion
A basic ‘room in roof’ loft conversion is the cheapest and could start at around £15,000. This will usually involve:

the reinforcement of the floor
a couple of skylights
added insulation
a staircase to the loft
electrics, lighting and heating
fire safety measures to comply with Building Regulations such as fire doors and smoke alarms.
Dormer Loft Extension
The second option which does not require dramatic changes to the roof is to do the above and add dormer windows. This will increase the useable floorspace and can be used to add head height which gives you more options when it comes to placement of the stairs. This will cost upwards of £20,000. However the average dormer loft conversion with a double bedroom and en suite costs about £35,000–£45,000.

Loft Conversions Which Involve ‘Raising the Roof’ or Changing the Roof Structure
This option is the most expensive as it require the removal and rebuild of the existing roof. It also requires planning permission approval so you local planning permission application cost must be added on.

Another added expense will be the additional design work that may be needed as it is more complicated that a room in roof, or dormer loft conversion. This type of work is likely to cost upwards of £40,000.

Some companies will create a package type ready-made room which is fabricated off-site and craned into position. The benefit of this is that it is quicker than replacing the rafters and rebuilding the roof thus reducing scaffold hire and labour costs. However, this option costs around £55,000 for the average home.
