Just a quick note of thanks and our gratitude to Umar and the Gallant team for the work completed on my build. We engaged 3 companies to submit a bid for our project which encompassed a full renovation of the entire ground floor including the demolition of walls, installation of underfloor heating, bi-folding doors and, finally, the installation of a (lovely! ) bespoke window measuring around 2m by 2m so that we had a space that allowed for lots of natural light. Despite the usual and numerous negative stories from friends and family about never going with the lowest quotation (“buy cheap, buy twice”, etc), we really were tied to a very strict budget and needed the project completed before my son started his first year at school; Gallant were the only ones who could work to our budget and timeframe so we decided to go with them. Now, and nearly a year after completion and having spent a year in our ‘new’ home, I can honestly say that our decision to engage Gallant was vindicated. Yes, there were issues relating to the build which we were obviously not expecting (you never do, right?), and yes, there were very stressful times however I was really impressed by their ability to correct things that went wrong as and when requested, as well as the fact that with hindsight, some of the requests that we wanted to make which Gallant (rightly) advised us against, turned out to be good advice in the long run. As an example, we wanted underfloor heating in the downstairs cloakroom and a 4 way bi-fold door which Umar advised against for cost and aesthetic purposes. Upon reflection, the downstairs cloakroom is used about once a month and is never cold and the fact that the 2 way bi-fold is more than adequate for our needs means that we saved a good deal of money. On a final note, we have had Gallant’s snagging team in twice since completion owing to settlement cracks and some minor cosmetic touches, they even installed my Ring camera system in my garden 2 months ago and didn’t charge me for it, despite the work being out of scope from the original quote. To summarise, if you want a builder who is friendly, accommodating and very reasonably priced, I’d definitely go with Gallant again as I probably will for construction of my outbuilding next year. How can someone tell if their Garage is suitable for conversion?
All garages are suitable for conversion however it just depends on different types of conversions e.g. whether they convert the garage into a habitable room or a games room etc.
Run us through the different stages of the Garage conversion process - what's involved?
- Remove the garage door, unless you plan on making a three-season room to include sliding screen or glass door. Build a wall that closes in the garage-door opening, incorporating a window if it is part of your design plan.
- Insulate the walls, since most garages are kept cool and have none. Either add insulation in sheets and cover it with drywall, or have it blown into the walls and then cover them. Use a mask if you are installing your own insulation sheets. Consider hiring a professional if you plan to use blown-in installation.
- Add a closet, or if it is part of your plan, a bathroom at this stage of the renovation. Install lighting that matches the rest of the house. Determine if the garage can be connected to the main heating source of the house. If not, install an alternate heating source. Ensure that the door connecting the entry from the garage to the rest of the house is inviting.
- Paint the inside of the room. Next, either install carpet over the concrete floor or create a new floor of laminate or tile. Decorate the new room with your theme and add furnishings.
How can someone tell if their loft is suitable for conversion?
The height of the loft gives you a proper indication of whether your loft can be converted in an easier way with a loft dormer. E.g. when standing inside your loft there should be 2.1m height space.
Run us through the different stages in the loft conversion process - what’s involved?
- Place skips
- Scaffolding is erected to provide independent access to the loft.
- Structural beams are installed into party walls to form independent timber floor support and front roof elevation with dwarf wall.
- Create Dormer structure and install Velux windows.
- Complete roof tiling to both new dormer and front roof elevation.
- Build interior partician, doorways and ceilings
- Install double glazed windows. Floor and wall insulation
- Create new access staircase between loft conversion and first floor.
- Then plasterboard throughout and finally finish with a plaster skim.
