I can't recommend Sheenagh enough. She's come up with really great ideas to make better use of space, juxtapose the traditional parts of our home with new modern ideas, used a combination of lighting in different aras, and create a wonderful "kerb appeal" as you pass the property from the street.

How can someone tell if their Garage is suitable for conversion?
Most garages can in some form be converted, simply by adding more insulation and wall build up. The critical areas to note are the existing floor build up and head height.
Run us through the different stages of the Garage conversion process - what's involved?
Our initial consultation involves listening to our clients. This is the most important stage as we find out what the clients vision is, their ideas and what's important to them as an end result. We then undertake a measure building survey so that we can accurately plan out their space. We use 2D plans and 3D visuals to create a few options that help us discuss the designs with our clients. We lodge all applications and deal with all communications with the local authority, which is always a great relief for our clients. Similarly we can attain quotations from other consultants and builders/trades and help our clients with every stage of the design and build process.
How can someone tell if their loft is suitable for conversion?
There are more than 40 types of loft truss configurations and some are easier to design around than others. The critical areas when converting lofts is the roof pitch (which has an effect on the useable footprint area), clear head height and the best location for a staircase leading to loft. Good designing for the staircase is important in order to minimise the floor loss on the lower floor and maximise the potential of the loft space.

What do you love most about your job?
All of us here at Framed Estates love a good challenge. Whether it is vacant land or a portion of an existing house, there are always constraints to be mindful from the onset. True design and architecture arises from harnessing these constraints and using them to create a unique space with WOW! factor.
What inspired you to start your own business?
Too often we have heard of clients that have become disgruntled with the lethargy of their past architects, and this should never be the case. Also, we have met too many builders who are frustrated with inadequate information and communication from the architect. At Framed Estates we make sure this is the opposite. We encourage our clients to be involved and get creative if they want to in their project, we make sure we are always on hand if there are any questions and guide them through every aspect of the design and build process. We also take pride in our work when builders respond with delight (and relief) at the amount of articulated information we provide in our drawing packages.
