this tenant eviction company has been a life saver!. I had no choice but to move back into my property following my divorce, however having not set up the tenancy properly- ie no gas certificate, no epc, no how to rent booklet and on top of it i hadnt protected the deposit. I felt i was stuffed. The tenant was in rent arrears but stayed just under 2 months to avoid me being able to use ground 8. However, Charles suggested we use ground 1 and we could still add the arrears but on discretionary grounds and it worked a dream. I even got my arrears and court costs back as Charles knew a fantastic debt recovery firm and my tenant was a manager at a well know supermarket !. Probably the best tenant eviction company I’ve ever used and I have used many including those that rely on “as seen on TV! ” to get their business. Eviction Management Services are the real deal. They are a small but perfectly formed company that won’t take your money unless they know they can get your property back for you. Such integrity is rare in today’s day and age, as I found to my cost when I used a well recommended firm of solicitors recently who took my money to undertake possession proceedings despite incorrect notices being served. Luckily I had Eviction Management Services to discontinue the case so at least I did not end up paying my tenants costs as well as my own. Needed to evict a tenant of mine in Arnold that was not payin rent or looking after the property. This Leeds based tenant eviction company literally saved us from bankruptcy. Having to evict a tenant in Leeds has been the most traumatic experience to date. The courts are biased against the landlord in favour of the tenant and had no sympathy for the accidental landlords that we were. The slightest mistake and you are back to square one with your non paying feral tenant sniggering at you whilst pocketing the housing benefit. Eviction Management Services made put a stop to the tenant spending the housing benefit on booze by making sure it was paid over to us. Having to evict a tenant must be up there amongst the most stressful things that a landlord can go through. Cannot recommend these guys enough. We had a tenant who was refusing access, not paying rent and then had the brass neck to counterclaim for disrepair that we neither knew about and that she hadn't reported. My husband and I are seasoned landlords having been in the game for a combined 50 years. We had never had to evict a tenant before despite all our years in property. I had to evict a tenant recently that had been provided by the Council. They stopped paying the rent and became abusive to me and the wife despite all the help we had given them to settle in. The council were no help at all and took no responsibility despite assuring us that they would be idea tenants for us as they were going to be homeless. The courts were no help either. A friend who had used Eviction Management Services before told us about them and how they had helped them to evict their tenant so we felt encouraged. From the time we engaged them to the time we walked back into our property, Eviction Management were perfect. This tenant eviction company is the best !. I had to evict a tenant of mine as the were not paying the rent and were causing problems for the neighbours who were also good friends of ours as we used to live next door. Despite being defended by a firm of solicitors who act as duty solicitors in court and do everything they can to get the tenant off, this company had no difficulty persuading the judge to grant us possession. If you have ever had to evict a tenant you will know what i mean when i say that it can be one of the most traumatic experiences you can go through. When it is your only property and you are having to pay rent on your own home as well as the mortgage on the tenanted property the stress and mental anguish not to mention anger and frustration, as the tenant recieves housing benefit and chooses to piss it up the wall, all the while being told to sit tight and wait to be evicted by the council. Fortunately for me i had Charles on the job. Despite being fobbed off by the council Charles helped me to get the housing benefit paid direct. He also assisted me to make a formal complaint to the council which resulted in me getting most of my arrears back. The most important thing is that we got possession of the property !. I shall never again lease my property to a London Council no matter how much "free money" they offer me!. I had a complex eviction case involving two tenants who were working together but not classed as being one household, two houses and a total mess as to written agreements and even the possibility that employment law may be relevant. I am a member of the National Landlords Association and after several calls to their advice line they admitted that the case was too complicated for them and advised I get a solicitor. A friend of mine recommended Charlie to me as he had been very helpful in her eviction problem.The facts of the case were very complicated but Charlie cut through all the muddle and homed in on the most simple way to handle it. Instead of raising difficulties as the NLA had done, he had a can-do attitude that saved time and money. He explained everything in a way that I could understand and kept me fully informed and involved in the entire process. He was always easy to contact and would return my calls without delay. He understood the stress that eviction brings to a landlord and provided a very client friendly service at a very competitive cost. My tenant was not paying rent and he was trashing the house and abusing the neighbours. Having been badly let down by a firm of solicitors who did absolutely nothing for three weeks and then lost my documents, i decided to use a tenant eviction expert. Eviction Management was recomended to me by a friend who had used their services recently so i decided to put my trust in them to evict a tenant that was on the verge of ruining me financially and reputationally. I can honestly say that this was the best decision i have made in years. My company, National Resdciential, sells landoord properties who have problems with tenants. We spoke with a number of companies trying to find a solution to resolve a situation with non paying tenants placed in our property by Social Service & Council Housing.

Charles opened dialogue with the relevant department to help all parties to come to an amicable arrangement without escalating to court. A number of solutions were put forward by Charles which we as landlords were willing to accept, however the relevant housing and council department did not want to listen to sensible advice given by Charles, who has many years of knowledge and experience, having worked in various housing departments .
Charles can see situations from both sides.

Charles advised and supported us through the legal minefield of advice and paperwork, eventually we were given green light to evict. The council will now have a family of 14 to re-house!

We will not hesitate to recommend Charles - and have already passed his details onto people needing professional advice.

Finding yourself in the unfortunate position of having a tenant that needs evicting can be a stressful and very daunting experience. You can try and complete the eviction yourself but time is money if your tenant is not paying rent and/ or damaging your property. Do not waste any time !!!
The system to evict is complex and one wrong move by us the landlords can leave the tenant with the upper hand and delays in recovering the property. Therefore I decided to employ the services of an eviction management company . Charles Anderson was very professional and took the stress right out of the situation for me. He advised me appropriately and made all the contact with the tenant. He even accompanied me to court to secure the eviction notice. I didn't have to worry about complex form filling as Charles completed everything for me, I just had to read through and sign if I agreed. Yes it cost money but Charles also recovered monies owing and so eventually his service paid for itself. I was very pleased with everything he did for me. My husband found Charles on the internet as we was having problems with our tenant not paying all the rent and steadily getting into rent arrears. Charles informed us about the process and what and how we needed to proceed. We took his advice and communicated via email and telephone as we spend a lot of our time in Spain. Charles prepared all the paperwork. We did have problems with late post but Charles sorted this promptly.

Hi Charles this a late one but i want to Thank You to help my tenants move out from my property. You have been very helpful and always there to advice me what steps to take next. You always answered my calls and texts and if you were busy you did state you will get back to me which you did. Due to wrong tenancy agreement all the issues araised however you took steps very carefully and convinced my tenants to move out without evicting them. This saved a lot of hassle in terms of time and court proceedings etc and i would recommend Charles Anderson and his firm to anyone who needs help evicting or helping existing tenants to move out if they are not vacating your property. I found Charlie to be very helpful and informative and has a way of putting you at ease, which's needed when you're going through serving a Section 8 and the tenant wont communicate with you. I found the whole process smooth, Charlie kept me informed every step of the way and always communicated with me and even spoke to me on a weekend in his own time.

After having multiple problems with a very difficult tenant I was recommended Charles by an experience estate agent family-member. UK law unfortunately doesn’t make it easy for landlords when you find yourself with a nightmare tenant, so it was a relieve to have a professional management company helping me through what has been the most stressful time of my life.

I found Charles to be very reassuring throughout the process, from the guidance provided to make sure I stayed within legal guidelines through to helping me serve the appropriate documents and taking my tenant to court. He was also very quick to respond to my questions/concerns.

From tenants not paying 2months on the trot and then becoming a stressful nightmare we had no choice to get a eviction going. Never knew where to start as after being a tenant for 8years you dont expect it. Rang the eviction management number 7pmish expecting a call the next day but amazingly got call by 7.45pm which a fabulous guy called Charles Anderson explained everything to get the ball rolling.
