Thanks to David and Paul at DSB, our house is the most modern house in the street. Paul had to go through multiple design proposals with the council, as the original design was rejected saying it's too contemporary. He was very patient and happy to make amendments. The plans produced were very detailed. The builder was very impressed with the plans and he was able to easily follow it. We did not get any objections or concerns from building control inspections either. Just like good food takes time to prepare, good designs also takes time. It look over 6 months for the full process which includes the lead time for both stages and the lead times at council and building control. I would recommend DSB if you prefer quality over quick results. More...

Prior to meeting David, my wife and I met with two separate architects. Both architects either seemed disinterested or lead us to believe we could do whatever we wanted with our property. Then we met David. David is extremely thoroughly, punctual and reliable. His plans were drawn to what some of the builders I’ve met described as “the most detailed” they had seen. If ever I needed to ask David a question, I was impressed with his level of detail and prompt response. David also explained the process, step by step enabling me to have more of an understanding of building regulations and procedures etc. David also recommended the builder we are using now who I am extremely pleased with. When it comes to any building work, finding companies that you can trust is becoming more and more difficult. The reality is that unless you’ve completed a building project before, chances are that you’re going to need some help to have a successful outcome. DSB were able to describe and discuss my requirements in the right level of detail to help us make educated decisions on our build. Would I use DSB? Well, put it this way, I wouldn’t use anybody else!Friends and colleagues advised me to get the planning right “first” time, otherwise I’d be in for stress on another level. I therefore began searching for a reputable company to assist with the project. DSB were suggested to me, but I was initially sceptical as they say that you should “never do business with friends or family”. As it turns out, the owner of DSB is actually both, so it’s with full disclosure that I write this review.I have very high standards (maybe too high at times), so I was always going to be over critical of every little aspect of the build, however the final outcome is better than I anticipated. DSB understand building regulations like no other and with their smart thinking and experience are able to offer solutions and ideas that you’d simply never have thought of yourself.Whilst monitoring the planning progress with our local council I came across other planning submissions and could not believe just how superior the drawings were from DSB, this confirmed very early on that I’d made the right decision to use DSB. DSB did an excellent job with the planning and Building Control stage of our project, which was a rear extension, completing all the required forms and submissions for approval - this was completely touch free for us. I found Dave to be both personable and professional. I was having a re-modelling a of a bungalow including a loft conversion.
He spent a morning explaining what he would provide, with examples, and finding out what I wanted to do with the house, all under no obligation.
Once the contract was confirmed, he visited again with the surveying equipment, and spent several hours mapping the house out. He explained what would happen at each stage and the expected timeline involved. I received a PDF of the draft plans, which I proofed, and after a few corrections, which Dave did quickly with no fuss, submitted for the certificate of lawful development. This went through without a hitch, and once received, he drew up the building regs plans, which again once submitted passed.
I would highly recommend DSB Property designs as Dave ensured the process was stress free. Every time I needed to contact him I either got straight through to him, or his associate, or left a message which was always returned either the same day or the day after.

An Introduction to Architectural Design
We offer personalised advice on planning permission requirements and can give you advice on how best to ensure your project gains planning permission. The good news is that the majority of residential renovation projects fall under permitted development and may not require planning permission.
Due to our vast experience in dealing with local authority planning and building control departments, we have a solid understanding of planning policies and regulations and which projects are likely to be granted. Based on this knowledge and expertise, we have a high success rate of first-time approvals.

Planning
Planning Permission Services in Essex
Planning looks at the appearance of your proposal, and if a minor Planning Application is required it will take approximately 8 weeks for the planning department to issue you with a decision. The 8 weeks will commence from the date the Council receive payment.
Your development may come under Permitted Development rights which means you will not require planning consent provided certain conditions are met, however we always recommend that an Application for a Certificate of Lawfulness is applied for, this is a tick box exercise where the Council will assess our plans for compliance. If agreed they will issue you the certificate which is evidence that Planning Permission is not required. This is always useful when selling the property or if the projects lawfulness is questioned. It is particularly more important now as although the rules should be consentient across the county, many authorities have different views and interpretations of what the rules mean. Having dealt with many local authorities we can deal with this process on your behalf.
Building Control
The building regulations process consists of detailed construction drawings. We will prepare plans in accordance with the regulations and send the plans to our structural engineer to calculate any structural works. A cost will be obtained from the engineer separately. Once this stage has been complete, we will submit the Building Regulations application to the Council.
The Council will check the plans and discuss them during the approval period to fully assess the proposals and resolve any queries which may arise. If amendments to the plans are required, the Council will notify us, and we will deal with them straight away.
Once the Council are satisfied, they will issue the building regulations approval. When the work begins on site, the Local Authority will take over for the construction phase, providing on-site advice and relevant inspections.
There is the option to use Private Building Control for the building regulations process. The building regulations application would be submitted to a private building control inspector for the plan check and inspection instead of the Council.
