How can someone tell if their Garage is suitable for conversion?
Location adjcant or intergral within property. Although unlikely, any legal or planning restrictions need to be checked. Building control required.
Key requirements for conversion to habitable space is the provision of compliant thermal insulation to existing floor, walls and roof/ceiling, as well as provision of opening sash window and ventilation.
Run us through the different stages of the Garage conversion process - what's involved?
1. Meeting customer to understand their requirements, site inspection and survey. Check existing levels, structure, drainage and services. Are there any electric or gas meters that need relocating?
2. Check access to site, storage of materials, skip and temporary dust partitioning requirement if new access doorway to be provided from the house.
3. Provide a sketch design and detailed priced scope of works, programme and when work can commence.
4. If customer agrees, arrange for a formal contract agreement, setting out clearly the scope, timing, payment stages, sequence of works, etc
5. Undertake site works- instruct building control and undertake works in accordance with agreed sequence. Arrange building control inspections and sign offs at key stages of work. Feedback to customer regularly on progress and any issues arising. Normally work will be complete in 3 weeks.
6. Obtain final building control certificate on behalf of customer, carry out handover inspection, provide any manuals and warranties.
How can someone tell if their loft is suitable for conversion?
1. Meet customer, understand their requirements, carry out survey of existing roof space. Provide guidance on planning and building control. Loft conversion is likely to be within Permitted Development compliance, which does not require formal planning application if overall hight of new dormer does not exceed current ridge. Identify best location for stairs and agree with customer. Consider access for scaffolding, access to site, storage of materials and skip.
2. Can existing roof structure be adapted to create sufficient headroom? Ideal requirement is a headroom of at least 2.1m, with useable floor area to suit customer requirements. Ashallow roof pitch or hipped gable end will create limitations to available useable loft floor. Check if existing heating system operates cold water tank in roofspace. This is most likely to be relocated or a new pressuried hot water cyllinder installed with direct mains water.
3. Check on Party Wall Compliance , existing ground floor buildings that may require special access scaffolding.
Run us through the different stages in the loft conversion process - what’s involved?
1. Following property inspection, provide customer proposal for design and structural calculations, and if required, planning and building control plans. Advice on Party Wall compliance. Provide a fully priced scope of works, including timing and sequence of working.
3. Discuss project proposal with client and clarify items. Seek options for creative use of space and materials. If csutomer accepts proposal, enter into a formal contract.
4. Commence works in accordance with the agreement, providing scaffolding and loading tower for materials.
5. Provide weekly progress report, any issues arising and apply for stag payments for work completed.
6. Arrange for building control inspections as required and final certificate on behalf of the client on completion.
7. Carry out a joint inspection with the client pre handover, complete snags and provide any manuals and guarantees.
