Loft conversion is likely to be within Permitted Development compliance, which does not require formal planning application if overall hight of new dormer does not exceed current ridge. Identify best location for stairs and agree with customer. Consider access for scaffolding, access to site, storage of materials and skip.

Ashallow roof pitch or hipped gable end will create limitations to available useable loft floor. Check if existing heating system operates cold water tank in roofspace. This is most likely to be relocated or a new pressuried hot water cyllinder installed with direct mains water.
