The build was a replacement kitchen, new flooring in the kitchen, remove walls and add steels and replace stairs, although the stairs were originally due to be a later job but it was suggested it be done while the walls were being removed. This meant flooring and other work also required had to be postponed to later. The kitchen quote was good but other work was more expensive than other quotes. I had seen the information provided on Bark and decided to use this firm as I had no building experience and they apparently did it all. There were various issues throughout and extra costs added for electrical work. The dining room floor was ripped up and I had to pay for a temporary floor when I had made it clear the floor would have to wait. There was damage to a sill which was part of a new set of patio doors to the rear, the plasterer put his foot through the kitchen floor which is above the garage and I had to discover it rather than be warned, but worst of all building regs were not obtained or mentioned. The walls were removed, steels erected and the work done with just the retention to pay. After asking more than once a contract was supplied at the end of the project but it was generic and had no detail. I did not sign it as I did not see the builder again until I discovered the building regs issue when I was concerned by the lack of a certificate being provided for a new electricity consumer unit. Building regs were applied for retrospectively but by this time the decorating had already been done to walls which I then discovered had to be replastered due to failing the building regs which had not had double plasterboarding used. The builder sent somebody to box in the steels which would have left and unsightly step in otherwise smooth walls. By this time I did not feel the builders could be trusted so my mother was there and stopped this happening. Several weeks later and after much chasing the builder got somebody in to do the remedial works properly. This time the plasterer did not leave plaster everywhere and it was not left on floors and dripping down walls. I did have to clean some off the new kitchen and kitchen floor but they were much better than the plasterers used previously who left a terrible mess that was not even slightly cleaned up. My mother had to be there throughout as keys had gone missing for a time so I did not want the keys being available. The work is now rectified with the exception of the step where the repair has left it with a visible mark. I have asked for a discount on the last £1000 of a £26,000 plus job and am using another locally recommended builder to do the rest of the work. The builder has offered just £70 to get a replacement step and nothing for the failure to either get building regs or ensure I had them and nothing for the work dragging on as a result and the failure to comply having to be rectified and the additional stress and mess as a result. Cannot recommend although they are perfectly capable but bad organisation, too many excuses and blaming of other contractors, poor supervision of others and poor communication. Even tried to say that responding to emails on the build had been done for free out of hours as if that should be chargeable! Gets two stars because the work was finally done well otherwise would have been a one star. More...

Dawson Joinery & Construction (Vincent Dawson) has been brilliant from start to finish.

Vincent was one of a couple.of builders who contacted us from Bark and a couple we contacted locally, however, after meeting I immediately knew Dawson Joinery & Construction was the company I wanted to use.

Vincent has supplied a full turn key solution; advising initially on possibilities and budgetery costs, then recommending an architect for designs and planning.

We initially had issues with our local planning department but Vincent and his architect worked tirelessly and got us through this and within our budget. There was a lot of creative thinking going on !

Through out the build, Vincent's staff and specialist subcontractors have all been friendly, professional and maintained a high standard of work. Vncent has managed and coordinated the project extremely well and at times even shown his team how it's done and mucked in with them.

The build has gone well and we are extremely pleased with what has been delivered and the standards it's been delivered to. This build has given us the much needed space our large family desperately needed and has dramatically improved the quality of our life.

In summary...
Vincent (Dawson Joinery & Construction) has throughout, been friendly, professional, communicated well and has an extremely high standard of work. Vincents attention to detail is second to none, so much so that at the end of the project he picked up on and ammended small snags that we hadn't noticed or raised.
You cannot ask for better than this and it only goes to show Vincent's integrity and pride in his work.

I would not hesitate to recommend Dawson Joinery & Construction, in fact I cannot recommend them highly enough !!

Q&As

Nearly all garages are suitable for conversion. It just depends on the structure itself and how much work is involved in getting it to a habitable state.

The first and most important part is getting a plan drawn up. This is true with any construction project. The more detail and information the better. This allows us to give a comprehensive quote that will not incur any additional costs. This is something we strive for as everyone has a set amount to spend and we do our very best to keep our customers on track with that budget.
Once we have a plan its a place and all the building regs applied to it we can start work.
The first thing will be to make sure the structure is weather tight. Then it will be to either add door openings and windows also block up any existing openings that are ne longer needed.
Once the main structure has been modified we will then turn our attention to the internals with the fist fix carpentry, electrics and plumbing.
The next stage will be insulating all the walls and ceiling (generally quite a lot of insulation).
After that it will plasterboard and plaster then second fix carpentry, electrics and plumbing,
The final thing to do will be decorate then clean and clear the site.

The only restriction for a loft conversion is the height of the roof. If you have enough space then the loft can be converted. Even with a modern truss roof. We use a process specifically designed or truss roofs that is both quick and simple.

The process of work is very much the same as a garage conversion aside from the addition of a stair case.

I have been a self employed builder my entire working life.

All our work come with a 12 month defects guarantee, After 6 months from completion we will have a defects meeting and if there is anything wrong we will rectify it within one month. we will then have another defects meeting after 12 months and carry out repairs (if there are any) All materials, fixture and fitting will have their full manufacturer's guarantee with them. Once the building is handed over these will become the property of the owner who is then responsible for their upkeep.
