dakinsella Company came highly recommended. However that didn't stop us from getting other bids.
Their prices were neither high nor low. In fact, daKinsella Company was right in the middle of the bids be received.

We decided to go with them because their quote was very detailed; and, when asked, they took the time to come back out and help us review and compare their quote with the other bids we received. In the end their bid was the most complete and we hired them. In fact we have hired them for two projects.

We first hired daKinsella Company for a restoration project to restore a 3000 square foot antique home. We were so pleased with their services we hired them again, when my husband and I decided to downsize. We purchased a four-room ranch, which they renovated into a 1500 square foot cape, with two farmers porches front and back.

Their staff were professional, and walked us through every step of both projects. They addressed any issues we had, and worked with us throughout each project helping to keep us on schedule and within our budget.

The best compliment I could give is that I would hire them again.

General Contracting

The talk a good story, but don't show up appropriately to do the job. This was easily a 3-4 day job. Two guys. One day i had to send one worker home bc he was clearly on drugs and having issues and couldn't work (this was a third day they sent). The third day the main guy told me in morning he had a dr appointment but would be back in an hour or so. He left and 11 and never came back. The son said they would be in very early the next day, they showed up just before 10 and announced they had to leave by 2. They promised to show up early the next day. Same thing, they showed up at 10:45, only one guy, bc yet again they had a personal emergency (on a sat.) Then they said they'd be in very early on Monday, and never showed. When i called they said i told them they couldn't come. I did not. The last convo was, we will be there very early monday to get done before plumber and electrician came. Now they are saying we will be there early tmr. Sorry, fool me once, twice, three times, but not a forth. They were fired. They did not complete the job. More...

This person refused to sign our standard agreement stating she was an attorney and worked in Washington, DC and could not sign a properly executed agreement. After a verbal agreement was reached she then texted my lead guy and attempted to contract with him directly and suggested that he could make more money by cutting the employer out. While executing the work she continual interrupted the workers by borrowing their tools (tape measure) and carrying on lengthy conversations, asking our employees to go on her errands and leaving the trash that she was supposed to dispose of in the way. When we were engaged she stated that she "would be our gopher" and was anything but and in fact we picked up the necessary materials at building supply store causing work to be begin late than the normal start time. She was adamant that my lead did not show up on Monday after she advised him Saturday that he could not come in to work due to a conflict with the electrician. Then she claimed she was on site at 8:00 AM, but had she been around earlier she would see that he removed his tools earlier in the morning (6:00 am). The lead did not return after going to the doctors at 11:00 AM because he was diagnosed with a mass on his lung so he was directed by the doctor to immediately go for additional testing. Finally, there was no agreement as to start or finish times and the agreement wa strictly payment by the hour at an agreed to rate. We are happy to show anyone interested that the work compensated reflected 8 hours of work each day. History has proven that when someone refuses to sign an agreement to properly engage someone to provide services then WATCH OUT. We were on guard for the sneaky behavior.

You will need to investigate the structural requirements of the garage, square footage and local zoning ordinances. Garage are considered an accessory structure and therefore are not always given the same attention as a primary residence. I suggest speaking with the local building official to flush out an probable issues with the structure which include both building code and the local zoning ordinance.

We would take existing condition measurements and photographs and review the local zoning bylaw to evaluate the viability of the project.

First the legal use of the building needs to be determined with any building you do this by checking with the local building official to see what zone the loft is listed in i.e. multifamily residential zoned, in the community which the loft is located. Then an analysis of the building codes that apply should be performed to investigate how many of the regulations can be met and the cost to meet the regulations. These are the 2 primary factors in determining if a space can be convert to any use iother than what it legally is determined to be by the local building department.

Follow the first two steps above. Prepare a list of spaces that you wish to have in your loft. Measure the loft and enter the dimensions into the computer to determine if the spaces will fit. Then prepare construction drawings, obtain bids from qualified contractors and build out the loft for the desired use.
