Q&As

This depends upon whether you wish to convert a single storey, or add an additional floor also. Usually, brick-built garages can be converted, as long as you account for improved insulation, fire-protection and potentially drainage adaptations. If you are contemplating a second-storey, then reinforcement may be required so that the building can take the additional weight load.

A surveyor can assess the feasibility and from there onwards provide a design for you.
Also remember that Building Control and Planning Application needs to be considered which we can undertake on your behalf.

An initial feasibility can look at the structural integrity of the garage, and determine whether additional strengthening is required. We would then look at what you are trying to achieve, and determine where electrical and mechanical services can be provided into the extension. Sometimes, drainage may require upgrading or adapting to cater for your new conversion. Once an initial scoping survey is undertaken, we can draft a measured drawing and look at a design for you. These can be issued to your Local Authority so seek Planning Permission if required, and also acceptance that the design will comply with Building Regulation standards. Once we have sought consent, we write a design specification which explains to the contractor what is required. It is sensible to seek a number of quotations from different contractors. Once the best contractor has been sought, works can commence. Usually a Building Control officer visits, to check off certain design stages. Your surveyor will also manage the project and ensure that the contractor are able to complete. At the end, the design will be fully checked, and we can request a 12 month defects period in case problems arise within the first year.

Loft conversions must NEVER be undertaken without a professional assessment.
Sometimes, the timber joists may not be designed to take additional weight in the loft space and may require specialist strengthening.
Additionally, the shape of the roof may require changing to provide you space. Remember that these are important pieces of structure and cannot be adjusted or removed without extensive review by a specialist with structural expertise.
