Few people actually seem to keep their car in the garage, so planning a garage conversion and creating another habitable room can be a good way of gaining extra living space and enhancing the value of your home. Consider what you’ll do with everything currently kept in the garage, too. If it is full of garden tools and your lawnmower, you’ll need to factor a new garden building or shed into your plans; if it’s where you keep your chest freezer, you’ll need to work out where it can be moved to — or whether you can live without it. If you really have no room anywhere else for these things, perhaps a partial garage conversion (or a conversion that has lots of storage space set aside within it) will work better for you.

Check structure is suitable for conversion, Produce design drawings, Apply if consent is required, Produce detailed design and building regulations, Notify local authority, Strip garage back to retained structure, Structural alterations, including knocking through to house, Damp-proof new floor, if necessary Insulate walls and new floor, plus the roof if single storey, Pour new floor, if required Install new window and doors, First fix joinery, wiring and plumbing, Plaster and dry-line, Fit new doors, skirting, architrave, fixed floor finishes and light fittings, Finally Decorate.

The fist two things to test.. 1 has anyone else completed a loft conversion in my road?? if yes then more than likely!!
2... either give BN1 Projects or an architect a call and get them to pop round for some free advice

Firstly - the project will need to be drawn up by an Architect or building surveyor and set for planning if required, most loft conversions can be completed under permitted development and will only need building regs. However the architect will confirm this..
Next - will be building regs and structural.. these two pieces of work state how the project will be put together, structural calculations are completed by an engineer to ensure that the building is safe and suitable for the extension and the Building regs is to ensure all head heights and the fabric of the building is formed and insulated correctly.

Once the project has been designed correctly and all the local authority paperwork is in place than the project can be priced and planned by BN1 Projects. however before we start health and safety procedures set out by the HSE needs to be completed and explained to the client along with completing a JCT contract.

Standard process as with all projects, unless specified. We can work around any issues.

I always say to my staff "right tool, right material, right job!!" so many contractors cut corners trying to save money and it ends up costing everyone time money and emotions!! We like to do things once and when we do its well planned!!
