Check for any restrictive covenants or clauses that may prevent you from making changes that alter the external appearance of your home. Even if you find you are subject to such restrictions, you may still be able to convert the space, retaining the front section for storage and converting the rear area.

To find out if there may be an issue, ring your local planning department and give them your address. They can usually tell you over the phone there and then if you are in a Conservation Area or if there are any restrictive covenants that will mean you need planning permission.

Before work begins, you must also submit a Building Notice to your local authority or private building control company (this costs in the region of £324). They will visit throughout the garage conversion to check you are meeting Building Regulations and issue a final certificate to sign the work off at the end. The building inspector will be looking at:

This is the ideal way to get a larger kitchen with space to eat and entertain in, without using up valuable garden space.

You need enough headroom to make it worthwhile, obviously. And the insulation requirements these days eat into that headroom quite quickly. Also if your roof is built with trusses (as a lot of modern houses are) then many of the supports would need to be removed, requiring structural strengthening by other means and generally adding a lot of cost. Older roofs with simpler construction (joists and rafters) are usually easier to convert. Basically if you can stand up and walk around in your loft without having to climb over/around lots of timbers then you are probably OK.

A loft conversion is one of the easiest ways of adding space to your home. Depending on the roof structure and planning constraints, almost all houses can benefit from this type of extension with a bit of basic planning.
Loft Conversions: Cost vs Usable Space
Before embarking on an expensive attic con­ver­sion think carefully about the cost relative to the amount of useful space that can be gained, and the impact on the existing accom­­modation. In order to comply with the Building Regulations to form an additional bedroom in the roof space, the floor may need strength­ening and the roof will need to have at least 150mm of insulation, plus a 50mm clear air gap (unless you are able to replace the existing roofing felt with a breathable mem­brane).

The result of bringing the loft space up to habitable requirements is that the ceiling height will typically be lowered by 60-100mm and the floor level raised by at least 15-20mm. Both of these changes will reduce the amount of usable space with good headroom. If steel purlins or joists need to be added, too, this can further reduce the space.

If the usable space is limited, consider raising the roof height by rebuilding it, or even lowering the existing ceiling height below. Accessing a habitable loft conversion requires a permanent staircase and this will need landing space.

If you decide the cost of a full loft conversion cannot be justified because of space constraints, con­sid­er improving the loft space to create storage accessed by a fold-away loft ladder or space-saver stair­case? This can be achieved at a signif­icantly lower cost than a full conversion. Attic con­ver­sions cost from £600/m² for a simple con­version, up to £1,500/m² for more compli­cated work.
