We undertake a preliminary assessment of the project requirements, articulating them into a project brief. We then use this brief to develop options and explore the feasibility of the project. We also provide advice with regard to suitable procurement options for the project.

We use the project brief to develop the outline proposals based on outcomes of the feasibility stage. The final design brief will reflect your aspirations as the proposals develop toward a planning submission. For complex schemes we will provide advice with regard to the involvement of other professional consultants to prepare reports and necessary documentation.

Building Regulations

When the scheme design is fixed and planning approval has been received, we will prepare the technical design information. This involves submission of technical drawings and specifications for approval with the local building control authority.

Tender and Construction

At this stage the overall design proposals are in place and we begin to produce detailed drawings and specifications. We prepare technical information packages according to the chosen method of procurement prior to and/or during the construction phase.

Contract Administration

When the technical design is completed, contractors have been selected and the building contract has been awarded, we administer the building contract as the project progresses through the construction phase.

Principal Designer

We manage health, safety and environmental risks during the pre-construction phase of a project. Following the introduction of the Construction (Design and Management) Regulations in 2015, it has become a legal requirement to appoint a Principal Designer to manage and coordinate aspects of health and safety in the construction and pre-construction project phases.

Space Planning & Interior Design

We work with our clients to produce interior design schemes for existing or new-build projects. We will specify the works to an appropriate level of detail in order to support fabrication, construction and installation. We provide a suite of services tailored to the assessment and renovation of existing buildings, advising with regard to the acquisition of any statutory approvals (building regulations) required for internal works to properties.

House conversion, re-model & extension, South Manchester

The project entailed works to a semi-detached property to extend and modernise the interior spaces. A combined planning application enabled both property owners to extend their properties at the same time. The brief was to create large open-plan living, dining and kitchen space to the rear of the property and retain the character of the original house, with its tall ceilings and distinctive architectural features. The project is due for completion in the first quarter of 2017.

Office refurbishment and re-model, Egerton

Bloom were appointed by a technology company to generate options for a new office. The IT firm, who have expereinced rapid growth in terms of staff recruitment needed a design solution for a larger office. The brief required us to intergrate a specific schedule of accommodation within an existing space and generate a scope of works document for its refurbishment. We provided feasibility drawings and outline specifications and appointed cost consultants to prepare an outline cost plan for the works. We are currently preparing a building regulations application.

Loft conversion and re-model, Lymm

The property owners approached Bloom to explore options for the conversion of an attic space. Attic conversions are complex, requiring a thorough understanding of the building regulations to ensure the room can be classified as habitable space. We prepared preliminary drawings for the customer to review which were then converted into a full building regulations approval submission. We also coordinated with the work of other consultants, such as asbestos surveyors and structural engineers to complete the submission. Construction is due to begin in the first quarter of 2017.
