A traditional roof construction, not trusses and have between 2300mm to 2500mm clearance between underside of ridge board and top of ceiling joists.

Can a set of stairs be built in with the top landing around the centre of the roof (maximum head room).

Stairs can be positioned either over existing stairs (if house) or along dividing wall of large front and rear bedrooms (usually in back bedroom) or by taking a portion of the small front bedroom to assist head clearance from lower stairs. Remainder of front bedroom can then become a small en-suite/dressing room for larger front bedroom.

Generally planning not required if dormer on rearof property. If your house has a brickwork side gable wall there should be no problem gaing stair access to the roof space. of you have a hipped roof you may need to form a side dormer to gain roof access. You will need planning permission for this as it is visible from the front of the house.

Simple conversions entail adding extra insulation between rafters, inserting a strong floor, forming side walls about 1000mm high and thereby creating storage in rafter area behind walls.

Adding velux windows

More complicated and expensive conversions entail the construction of a dormer window which give a more uniform area of clear head room.
