Andrew did an amazing job in the design and execution of my 1 bedroom apartment gut renovation. I hired him without hesitation after seeing his work on Dwell. I provided some design direction and he did the rest. He quickly came up with living spaces that are as functional as they are beautiful. He understood the spaces I find inspiring and was able to create a truly unique and magazine-worthy space I enjoy coming home to every night. Everyone who sees what he did with the kitchen is wowed.

He worked hard to bring world class design and stay within my budget. We had less than 4% of construction overages over the course of the project. I highly recommend using Andrew to transform any sized space into your dream home. I would hire Andrew again if we buy another apartment or do a combination.

I am a builder who hired Andrew to add an addition and to remodel an the original dilapidated structure. He had excellent vision and was able to develop a functional addition that tied smartly to the structure. His work is impeccable and very meticulous. Andrew has completed one job with us and is currently working on the second. Both are apartment condo combinations requiring a creative and exacting architectural pen.

We've remodeled kitchens and bathrooms, built pantries and moved plumbing risers.

He is responsive and timely, as well as helpful with questions about the DOB, materials, etc..

Andrew is the one and only architect I call as he is calm, very responsive and delivers exactly what I request.
I hired Andrew to design a private roof deck on my condo. We started with a roof area scattered with exposed vents and mechanical systems that were quite the eye sore. Andrew had the vision to transform this tight cluttered space into a peaceful retreat. I have the privacy I required without comprising my views of the city. Andrew has great design approach to his work. He is organized, technical, and professional. Initially he created 3 innovative style options for my Financial District loft home, and I chose one that best fit what I was seeking - fresh, modern, and great flow, with an emphasis on views. He guided me through a very challenging process of choosing a contractor, getting approvals of the cooperative board, landmark and building agencies. I'm his biggest fan! We hired Andrew to design a kitchen and bathroom in our co-op. He crafted a beautiful and harmonious design that included everything on our wish list. He is creative, meticulous and thorough.
He guided us through co-op board approvals, helped us to promptly obtain building permits and supervised a gut renovation. It was a delight working with him and I would recommend him I a heartbeat.

Andrew Mikhael demonstrated his professionalism and creativity throughout the duration of the project. He articulated his vision and provided computer renderings to show how the three apartment combination would look, produced detailed drawings, and followed through with the contractor and project manager to keep the team on the same page of what needed to be achieved at every stage of the construction process.

Andrew listens to the needs of the client and combines efficient space design with a clean aesthetic to optimize the final product. He is equally careful with filing appropriate documents and coordinating inspections with the contractor. I highly recommend him as he will work to make sure the client is truly happy with the outcome.

Andrew helped us file for an Alt-2 permit with the NYC DOB. He also helped us with our co-op board package. His services included initial consultation, measurements, architectural drawings, plumbing plan, statement of work being done, filing of permit (with an expeditor), permit pulling, and other certifications required by our board.

Andrew was very responsive and flexible. He was able to set up an initial consultation within 24 hours. He came prepared and measured our apartment during the consultation. We executed the contract and the first payment was made shortly thereafter.

Andrew has completed all of the work in his scope and has done an amazing job. Even during the renovation process, he went above and beyond his duties and continued checking in.

Andrew has provided an A+ experience and we have already recommended him to a couple of friends. He's a class act and will respond very quickly in a professional and polite manner.

Q&As

If you're looking to add a level in your loft, there's two main things to consider. Let's start with the easier one. First, you have to have enough headroom. If you're planning to have a full floor height then you need to have clear headroom on both the existing and new level. Assume you have a foot of framing and flooring.
Second, and this is more complicated, is the issue of FAR. Every building has a maximum floor area ratio. That's the ratio of floor area that is allowed in total for the entire building relative to the site footprint. Most new buildings max this out because of the high cost to build. Assuming everything works in your loft, your building would need to have the excess FAR available. This only is necessary if its the minimum height ceiling or higher. If you can't stand in it, its another story.

I have a preliminary meeting with you at your home and discuss all your dreams and wishes, your lifestyle, and what you want out of the project. If it is a renovation, we look at how you're living now and where the pain points are.
Then I do a thorough surveying of the home in the case of a renovation. In the case of new construction, we take the site survey and take a lot of photos.
The fun part, design! This is where the magic happens. I try out ideas on paper. Things come together. Ideas are born out of ideas and one builds upon the other. When we have a good selection of best options we have our first design meeting. The process is kept loose in the beginning as so much can change.
