How can someone tell if their Garage is suitable for conversion?
A Garage lends itself well to conversion with a decent head height, a pitched roof and plenty of natural light. The Garage will need to be insulated and weather-proofed, there are plenty of products on the Market to provide one-system solutions. Flat roofs should be avoided with Garage Conversions, they will wear and leak quickly. Water retention within the conversion might cause long term structural damage.
Run us through the different stages of the Garage conversion process - what's involved?
In some cases, new windows or openings will need to be created to make the new space more habitable. Planning permission may be required for this, as the changes could alter the front appearance of the structure and associated house. If the wall of the garage is also a shared boundary line, then a Party Wall Agreement may or may not need to be drafted by a surveyor. This is not a complicated process, but neighbours can cause delays out of concern. In this situation, the best action would be to inform neighbours of your intentions before starting any work and make sure they have no objections. Details must be drafted and agreed by client & engineer for the floor build-up, the insulated walls and the roof.
How can someone tell if their loft is suitable for conversion?
Head space is very important. If you cannot stand up straight in your current loft, chances are you will have to lower the floor joists or raise your roof profile and this will be a tricky planning application. Loft Conversions & Extensions will be classed as Lawful Development, so long as the New Dormer is set back 0.2m from the rear wall of the house and no higher than the top ridge of the main roof. Lawful Development is an automatic planning permission, so long as proposed changes meet certain criteria.
Run us through the different stages in the loft conversion process - what’s involved?
The existing roof needs to be partially de-constructed. An engineer will need to provide specifications and calculations for the structural sections of the proposed design. A Party Wall Surveyor may need to draft an agreement between you and your neighbour(s) if the property is semi-detached or terraced. The detail design must pass through Building Control, which needs to be applied for.
