About

Abode Studio was founded by Tom Bowthorpe in 1999 and has since completed a wide range of residential architectural projects in Cornwall, London, and beyond. We have extensive experience in architecture and planning and Tom has completed several of his own residential conversions whilst designing and project managing many others.

Q&As

Check the following:
Foundations for depth and strength to make sure they can support the existing and any proposed new structure
The slab and any damp proof course
Construction of the walls and roof and any insulation

Build any new structural elements that are required such as new roof, walls.
Make openings for any new windows or doors with new lintels over.
Install first fix plumbing and wiring
Install a DPC, floor screed and insulation to floor, walls and roof.
Build internal walls and apply all finishes

Check the height from floor to ridge
Work out how the conversion will be accessed.
Check all timbers in floor and roof for structural integrity (employ a structural engineer)

Employ a structural engineer to work out calcs for timber sizes and a designer to work out the layout.
Make any recommended structural changes including openings for roof windows.
Install first fix plumbing and wiring
Lay a sub floor and install any internal walls and dwarf walls
Insulate, board and skim to building regs.

Appraisal - Assist the client in preparing the clients requirements, discovering their tastes and needs
Briefing - Carry out studies necessary to determine the feasibility of the clients requirements.
Outline Proposals - Analyse the client’s requirements, prepare outline proposals and develop a scheme design.
Detailed Proposals - Submit design proposals and approximate costs to the client.
Final Proposals - Develop detailed design from the approved design scheme. Coordinate and integrate any work by consultants, specialists and suppliers.
Prepare tender documentation - Prepare schedule of rates and/or schedules of works for tendering purposes. Revise costs
Mobilisation - Advise the client on the responsibilities of the parties and of the designer under the building contract. If required prepare the building contract and arrange for it to be signed.
Construction to Practical Completion - Administer the terms of the building contract.
Monitor the progress of the Works against the Contractor’s programme, review progress with the contractor and report to the client.
Prepare and certify valuations of work carried out or completed.
Prepare financial reports for the client.
After Completion - Administer the terms of the building contract and make final inspections
Settle final account.
