I enquired with 5 property agencies when searching for a PM. It’s important to understand that you may talk to a business exec when you enquire but once they have your business you then have a different person who will manage your property and may have a different person within that agency who does the house inspection. Several different people you may have to communicate with. This made me feel just like a “number” for the books. What I liked about Charmaine is that she is the only point of contact for both the owner and the tenant and therefore she knows she must build and maintain relationships which is very important for all involved. I have found Charmaine to be such a pleasure to work with. She knows her stuff and lets me know well ahead of time when we need to get certain things done to ensure as the owner I am meeting all my commitments. I have found Charmaine screens tenants very effectively. This has helped not only safeguard the potential tenant from over extending themselves financially, but also as a result prevented us from having potential problems down the track. What do you love most about your job?
Having everything in order.
If you have an investment property that is not tracking too well, I love nothing more than sorting it out and getting it back on track. Whether that's getting an undesirable tenant out or your current management is just not up to scratch, I can sort it out and I enjoy doing it. See my Google reviews for more.
Communication is high on my list of must do's. It's something that I pride myself in and it shows with the great relationships I have not only with my owner clients but also tenants.
What inspired you to start your own business?
To be honest, so that I can focus on just Property Management without the "sales" noise.
I found after working at a few agencies that typically have the principal as a sales agent that there just wasn't much care factor for property management, it paid the bills sure but there was no passion.
I also got tired of hearing from clients that they weren't sure who they needed to speak to when they did have a question. At one point I worked in an office that had up to 5 different people playing different roles on the one property. From Trust Administrator, Routine Inspector, Property Manager, Leasing Consultant and then the Team Leader. It was too much. It was far too easy to blame someone else if the ball was dropped making no one accountable. The leasing consultant didn't care about quality of tenants, they worked on KPI's and just needed to lease the property as quickly as possible. I could go on.....

I am more than happy to meet via video link for any potential client that wishes to use my services. I'm a mobile agent so use different platforms to communicate.
What changes have you made to keep your customers safe from Covid-19?
I have followed all government guidelines. I use masks where necessary and hand sanitiser frequently. I reschedule inspections when needed if a tenant is either isolating or test positive.
As far as doing remote routine inspections are concerned, I have the ability to use this if absolutely needed. However I'm not in favour for them as I think this has made some agents lazy. And that is from personal experience that I can say that.
A remote inspection means a tenant conducting their own inspection, they take their own photos. You are expecting them to be upfront about potential damage and to have an eye for potential maintenance issues. As a one-off when needed it may be ok, but more than once is not ideal at all.
